At least we got 931 parking spots out of the deal. Even if they don't build the building at least the parking structure is nearly complete. I think it would need a total redo though, not just closing it off to cars. Would be ideal if you can punch jc nichols through as a pedestrian corridor to the new streetcar stop on Brookside. Redevelop the tennis courts and remove the parking garage next to cheesecake factory. Then you have a pedes...

Not to take us too far off topic, but a pedestrianized Nichols Rd through the heart of the Plaza is the pedestrian street you seek. I learned yesterday that in the history of TIF in Philadelphia there have been 15 TIFs. Last one was like 2016 and next newest was 2006. Not sure what the conclusion is there, but a data point worth sharing I think. Their market rates are probably higher. Wouldn't that make the math a lot different...

I find casinos to be depressing. I wouldn't fight it necessarily, but I wouldn't be thrilled to welcome a casino into downtown. My guess is the Live! casino in Philly is destined to be depressing given that it is 1. A casino, and 2. located amidst a sea of parking.

This feels like a real loss for a downtown car-free lifestyle. a theatre is nice, but it's not a daily or weekly location for most people it's a substantial space. Also we always mention landbanking in East Village, but the vast majority of the land is owned by KCMO. The East Village is 8th to 12th, Cherry to Charlotte. 8 city blocks The city owns ~2.75 blocks.
