Re: Waddell & Reed - 14th & Baltimore

Two Light is just an issue because it sits on a fairly tight plot. There’s just enough land to get your inbound and outbound lane to spiral upwards. Signage is fine and when there’s an event downtown, they staff it so people can’t pull in when full. It’s more of an issue on weekdays, especially when...

Re: Waddell & Reed - 14th & Baltimore

To clarify, I'm saying I agree that ground floor retail or publicly available space along with great pedestrian access is nonnegotiable. I'm more referring to the parking garage situation and that I don't agree the building needs to be an architectural diamond. I'll take good, not great if it comes ...

Re: Waddell & Reed - 14th & Baltimore

Honestly I don't care if it is a money maker. The city is investing in these garages they should be open to the public. When they aren't we end up building more garages and continue to hear "there is no parking downtown" even when there is 10x more than we need. Like I said, don't want share? Cool,...

Re: Waddell & Reed - 14th & Baltimore

I understand the concern with friendly pedestrian access and ground floor retail, publicly available space etc. I would love to see a very cool building but at the end of the day, if they build a square cube that's boring AF, I'm ok with it and the incentives. 1000 jobs at 150k/year is far more impo...

Anyone know what this could be for? https://compasskc.kcmo.org/EnerGov_Prod/SelfService/#/permit/9396744e-9d88-4524-b1d9-d21b467328c9 I think this is for the build out of the Spark co-working space in Two Light. I'm not 100% on this, but I don't think it has ever opened. KCDowntown Correct. They’re...

Re: Fantasy Retrofits: Barney Allis Plaza

I'm tired of the garage base - tenants above model. We need to be wrapping garages in usable building space so you don't see them and life is at street level. (Fang that may have been what you meant as Power & Light apartments are like this?) How do you propose this is accomplished? Buildings like ...

Re: OFFICIAL: Power & Light District

"As we've worked on the design for Three Light, you want to differentiate them so they're not repetitive or boring, but you want to do it in a way where the quality is the same across the buildings," he said. With the recent revelation that work is expected to begin on Three Light sometime in early...

Re: Waddell & Reed - 14th & Baltimore

Also, not to nitpick KSHB (thank you so much for the coverage if you're out there), but these are not leaked images. These are the development plan submitted to KCMO. This is public record. Most developers are not ready for the public to see the drawings/plans this early because it's rarely the fin...

Re: Companies moving downtown

Went to Transibarian Orchestra this weekend. I got free tickets so didn't do much planning..... However when we got to P&L for dinner everywhere was booked until after the show. The amount of people that ended up going a few blocks away from P&L for dinner was huge! We almost didn't find anywhere t...

Re: OFFICIAL - Strata (H&R Block's 2nd Tower)

Standard floor heights on Class-A commercial is 15-17' to allow for contiguous space; recognizing environmental and services are overhead. Parking Garages are 8'-9'. Can they structurally make the garage where every other floor/ceiling could be removed and converted to office space when that become...

The former Jos A Bank space and another space that's never been used isn't enough for a "grand lobby"? https://www.google.com/maps/@39.0982167,-94.5832212,3a,75y,268.69h,97.41t/data=!3m7!1e1!3m5!1sP0J7udVpVdcWlhOS3V3IXQ!2e0!6s%2F%2Fgeo3.ggpht.com%2Fcbk%3Fpanoid%3DP0J7udVpVdcWlhOS3V3IXQ%26output%3Dt...

Re: Companies moving downtown

Is it customary to release sketches when developers go to council? It depends when the developers go to council - Copaken did with Strata. In this case, the tenant went to council and is still in the process of selecting a developer. I’d expect that to be what renderings are contingent on. Do I und...

Re: OFFICIAL - Strata (H&R Block's 2nd Tower)

The Garment District is operated by Cordish, so they won't give it up unless it's a great opportunity. They understand the importance of local retail. Because the district is thriving with that one remaining store? Can it even be called a district with one store. What store are you really worried a...

Re: OFFICIAL - Strata (H&R Block's 2nd Tower)

DCole said that space was larger than the One Light lobby. That seems sufficient, no? No, a residential building with a couple hundred residents needing just a doorman and small waiting area for guests would be much smaller than a corporate lobby for many more employees and clients. There's no rule...

Re: OFFICIAL - Strata (H&R Block's 2nd Tower)

So the existing unused space to install a grand lobbey isn't enough? No, the unused section would just be large enough for possible up and down escalators to 2nd floor space, elevators and a guard desk. Even taking the Garment District wouldn’t make enough space for a lobby half as large as H&R Blo...

Re: OFFICIAL - Strata (H&R Block's 2nd Tower)

The Garment District will be gone with Stratas construction and the retail in that block will be ammenity space for the company(ies) that will be in the building. What Cordish gets with the construction is full rent on the block from Strata at above price rents. I certainly think the currently empt...

Re: OFFICIAL - Strata (H&R Block's 2nd Tower)

How are things going with this project, didn’t they work out a deal where cordish gets something too? Are they happy with the project now? Are they going to build an office building soon? Strata is happening. The latest documents that I saw (from the week of the approval) showed that there was the ...

Re: Three Light

Makes sense. So is the indentation on the west side of the Yard House block part of the plan for the construction of Strata. Is that an elevator shaft just to the west of that? Yes, it has been a few years since I was in there but that's a elevator shaft and pit that goes down about 12feet into the...
