Re: Three Light
in defense of the Chase bank and Cordish... i would think that Chase is paying a VERY high rent for this space. likely puts Cordish in a much better position to strike a more friendly deal for the next retailer adjacent. the cost of rent in these spaces is very high. its not Cordish fault they have ...

Re: Westport
great feedback here. adding a marked or lighted crosswalk here would make the entire street slow down quite a bit. with the new multi-family across the street might actually even be possible.

Re: Westport - The Point Building
Just met with a couple of guys who are buying the old Point bar, more recently called Madison's. located at 917 W 44th st. (44th and Belleview). its been vacant for a while and they are looking for a tenant who has as something totally new. curious what this forum thinks of the location. could this ...

Re: Downtown Overland Park
Would Joco people take a park-and-ride Saturday only transit option to/from the OP Farmers Market? I think if it looked cool/cute, it could be a family thing for people down there. Farmers Markets these days can generate more gridlock on a weekend than most concerts. No way would families do this. ...

Re: Plaza move-ins (ongoing)
Someone more knowledgeable than me probably knows the answer to this: is there any incentives for local businesses on the Plaza? Reduced rent or anything like that? No, its the opposite in reality. because they are joining a property like the plaza they are taxed at a huge rate because of the trans...

Re: Plaza move-ins (ongoing)
I haven't seen this mentioned, so it's worth putting out there. I don't have the numbers in front of me, but pretty much every tenant on the plaza is a NNN tenant, so they are each responsible for their share of the real estate taxes, insurance, and common area maintenance. I believe Jackson County...

Re: Urban Target
With rumblings that Target may have some kind of 'unofficial agreement' with P&L it still wouldn't be surprising if Target adds another urban core small format location this decade. CVS is not expected to close any locations within Targets. The struggle is ability to compete with the retail sid...

Re: Power and Light District Official Tenant List
Target is not going to P&L. Despite what they might think is an unofficial agreement, i have it on good authority that target has not entertained that idea for well over a year now.

Re: Plaza move-ins (ongoing)
As a nearby resident I would like to see more neighborhood type amenities. Also a fan of closing a street for a block for outdoor dining and what not. would you consider an urban target or other daily needs type retailer to be a desirable neighborhood amenity? Right now, if you live on the plaza wh...

Re: Urban Target
What about the plaza? not part of UMKC, but nearby. Able to serve a mixed demographic but not 'urban'. To me the true urban core got hit too hard by Covid and hasn't recovered enough to support an urban Target. Amazon is going there. I would think similar concept from what I have read. taking the f...
