Re: Status and future of the River Market area??

hey as the owner of the largest surface lot in the central River Market ~3 acres - dont assume I am just "sitting on it" for my health. I am stuck/burdened but ancient BS agmts whereby I have to park 121 cars from neighboring appts in "any" space within the 300 car lot until 2050 and for free. Wow. ...

Re: Closing streets for restaurants.

We could also just take over some street parking versus closing entire streets. That might make it more "fair" for other places where a whole street might not be feasible. and for that - and everything - there is a permit, review, process, Q&A, more process, maybe an additional permit. You'd think ...

Was Dan not saying an RFP is a bad idea? Who wants a process that brings out developers who will do nothing with the property?

Has to be a juju location. Nothing survives around that corner. Oliver, Parkway, Ingrediant and predecessors to all. If I were a merchant I'd want to know about juju locations. No feedback loop in location picking.

Re: Closed Bars and Restaurants

It seems like the savvy landlords would renegotiate the rent rather than evict a good tenant and then search for a new one to pay the lesser amount of rent that the market commands. (I have no idea how savvy they actually are.) correct in that pursuit/cost of acquisition is far greater than cost of...

Re: Plaza move-ins (ongoing)

dunno guys...I kind of bit off on the design continuity as important, unique and a "civic treasure" but maybe locals are tired of it already. But if split up (which makes some sense) there still should be an HOA/zoning district that tries to keep this in place. The alternative is a mess like CC Nor...

Re: COVID19

Bell curves - lifeforms seem to follow these mathematical notions. And interestingly John Hopkins and this NM dude seem to follow this stuff carefully. And of course what's interesting is the older affected countries of China, Korea and italy have peak the former two entirely thru with the pandemic ...

Re: COVID19

Did St Louis shut down before KC and others? Saw a chart on TV whereby it's rate flattened considerably vs other cities.

Support the locals (safely)....you need to eat (unless you stockpiled to the hilt and havent already choked the dog) and the local merchants need it.

and across the street to the east, surveyors were marking the alley and sidewalk next to John's Garage - a charming dilapidated relic and monument to a car-centric city. Maybe under contract by now.

BTW, if an investor in the physical building would also insist hotel portion of project be designed in a way that it could be easily converted to residential if hotel fails. Especially in markets that may be overbuilt. I've also been invested in some storage units (construction) in markets with no ...

my two bits from a career in natural resources....the gas tax is a perfect use tax as long as the stick/carrot in turn is used to facilitate new modes of transit (in addition to fixing roads, buses, etc) and today we are in an era where tech offers news solutions. Next level battery tech has given u...

Re: Rankings, lists, and such

Really depressing figures but expected given the lethargic office market at large still, just robbing from each other mostly. Were it not for Mahomes, the mood would be abysmal. Have said it before but just doing the same as peers is not going to pull KC out of the vortex. BIG BOLD thinking and acti...

Re: Status and future of the River Market area??

With free streetcar and hopefully free bus coming, time to get rid of or reduce parking requirements. However if there is a request for incentives involving a garage, would expect public spaces. I spend a lot of time talking about getting rid of parking. Know that it is not really the city that dic...

Yeah that definitely isn't a public lot Right and thanks for the empathy. Old legacy agmt for neighboring lofts, not even ours. No way of waiving this as Chase instigated and is an atty and wants to be the barking dog. Yes with the city's help on a below ground garage, I would easily open this back...
