Re: KC's Big 5 needs for 2020s

True, I think they’ll need to at least commit to a few years publicly, before developers start cutting down on parking. They will also need to lower parking minimums to reflect the new status. Even if those things don’t happen though Kansas City will have less smog, especially for the money I don’t ...

Re: KC's Big 5 needs for 2020s

Exactly we’ve had free streetcar for years which is fine, and there is free bus running through paseo. I think it’ll help Kansas City become a bit of an outlier compared to its peers

Re: Phase Three Streetcar Expansion

If we started with BRT, maybe the city could get rid of set backs, and zone for multi family. North oak could be a really strong backbone for the northland but at the moment I think it’s way to low density to have a streetcar. Even if you only ran it from north KC to Englewood, and magically didn’t ...

Any ideas on why they are shifting away from the residential aspect. Do they feel like residential won’t grow much more?

Re: What Makes a Good Rooftop Sign?

I agree that signs detract. I think Hong Kong it’s a case of that there are so many companies in each building that one wouldn’t reasonably take up enough space to demand a sign. The most notable detractor I can think of is the AIA building in fortress hill. I also think street signs have a time and...

Dave, how much of an increase has this line seen vs the other ones. I’m curious how BRT combined with free to ride will play out with ridership numbers.

Looks nice, imagine if there is a skyline altering building at next to the pnl building too, should make that area much more lively

I put my martini down before I have to go to Israel (business, strictly). Please colleagues; can we agree this is as cool as hell? The "Hair Curlers" of Bartle Hall" were "edgy" when they had been placed... Unless you are really recalcitrant, you like those hair curlers. This plan works beautifully...

Yes perhaps they could come to some understanding and add in amenities into open spots for a lesser rate in order to be able to drive more traffic total

I didn’t know about the 122 free parking agreement. That is really frustrating. Is there anyway to get that reduced or waived?

Re: Poll: Does the Plaza need a drastic change, some change or on the right path?

Exactly, this is the problem sometime when new owners buy. They raise rents because they spent a lot of money buying it and want a return, but don’t fundamentally improve what they’ve bought. Then they miss their targets, because those were based off the previous rents

Re: Poll: Does the Plaza need a drastic change, some change or on the right path?

Brick and mortar isn’t coming back in the same way, if you want to focus on food or niche stores, then yes that will survive. However, people will increasingly buy online, unless there is a unique experience or it is dense enough to make it more convenient. The time of regional malls or shopping are...

Re: Poll: Does the Plaza need a drastic change, some change or on the right path?

Are the garages at the Plaza built to support future construction on top? If not, some would probably have to come down or be heavily altered (as in cutting portions of the parking deck out to build new supports) to support building on top of them. It's a decent idea, but one that would probably be...
