Single, 30's, I would say Waldo all the way.  Once your friends find out how fun the area can be, walkable, great bars, they will understand why you chose Waldo.  My daughter and son in law moved there about 9 months ago from Lenexa (medical insurance reasons), I doubt they will ever move back to Jo...

Thanks all for the input.  The house is huge and she loved it, but man it would be a killer to keep warm or cool.  They will probably go with the Waldo rental.

I wish it was me moving over there.  I love the area.  Husband grew up on a farm though and I haven't quite convinced him of the advantages of urban living.  I keep working on it  :)

Long story short, daughter and son-in-law, two small kids are moving to Missouri because Kansas is such a backwards state as far as health insurance rules.  Anyway, they had to take a loss on their Lenexa house, had to sell fast, so there is no way they can buy at the moment, they are going to rent ...

My daughter anyway would prefer the Tudor style I am sure, 3 bedrooms 2 baths are almost a must.    Sidewalks and kid friendly would also be a factor.  She likes to take them out for walks.  Budget would probably be about $185,000 to $220,000.  Thanks for any advice.

I think the problem with the "lounge" style seating for anyone over 45-50 is that most of those places seem to "cater" to the younger crowd.  A lot of times you just don't feel welcome, kind of like a club you can't join.  With a group I prefer tall tables and chairs with backs (...
