Re: OFFICIAL - Strata (H&R Block's 2nd Tower)

In a podium setup like this will have, yes, the garage floors are typically lower floor to floor than the office floors. Though rarely by a drastic amount (greater than 5 ft)

Re: Companies moving downtown

Wyandotte’s closure policy is going to have to be modified anyway given that they located the hotel Porte Cochere and one of the garage entries off of it. Given how the city has bent over backwards for W& R with incentives, I’m not sure why they’d fight them on a Wyandotte garage entry if they wante...

Re: Companies moving downtown

It’d be quite easy to have the garage entry off of Wyandotte and, given the grade change, leave 14th and Baltimore as active use of either retail or lobby.

Re: KCMO Downtown Streetcar

That’s fucked up if the streetcar becomes a pay-for just as busses become free. It seems like you’re then setting it up for disappointing metrics as far as ridership goes. A vicious cycle would then emerge. It echoes what’s happen in the national primaries. Equal vs equitable servicing. I come down ...

Re: Pursuing FREE City-Wide Bus

Anyone have any solid knowledge on if the Jo will follow suit with it since they are apart of the ride KC brand? Talk about actually tying the region together if they get on board! Would love to see it happen outside of KCMO, but not holding my breath. Steve Kilka on the JoCo board of commissioners...

Re: Companies moving downtown

It’s not just a massing or square footage issue. It’s about fitting parking on the site (unfortunately), modern building code retrofit requirements, remediation costs, structural layouts, ceiling clearances, on and on.

Nice to see that once again the city isn’t enforcing its sidewalk ordinance. What was the point of passing that thing?

Re: Companies moving downtown

I’m not saying this isn’t possible - I just don’t think they gain much if anything for the additional cost and complexity. Especially when the defining features of the IBM building are easily recreated or referenced to in a modern design. Spandrel grid glazing, slanted canopies, and stacked stone a...

Re: OFFICIAL - East Village

IIRC the best field to study would be Target Field: newer stadium, compact even by urban standards, and a <40k seat count. My suspicion is that the stadium would need to hug closer to Cherry St than what you’re showing GRID. If it did, then the land remaining on either side of I70 between 10th & 12t...

Re: OFFICIAL - East Village

Disagree that the East Village inherently would have poor views. If the stadium was positioned with home plate & the pitching mound on a NW/SE axis, visitors would be able to see parts of 909 Walnut, Commerce Tower, The Old Reserve, Whittaker Courthouse, and whatever comes of the North Loop from wit...

Heard thru the grapevine that that building has huge remediation issues (lead paint and the like). Whatever they do with it will cost a pretty penny.

Re: OFFICIAL - Strata (H&R Block's 2nd Tower)

Don’t defer to JE Dunn. The contractor is always going to go for what’s efficient for them, not what’s most prudent for the safety of joe anybody. A blanket closure is easier and cheaper than maintaining pedestrian access. The good ol’ boys like Dunn need to be prodded by citizens (via city enforcem...

Sometimes things happen without generating a tweet or news article.
I'm well aware of that, but I'm not sure how that applies to what I'm saying? Can you elaborate a little bit? I understand there's likely limitations to what you can say.

Re: OFFICIAL - Strata (H&R Block's 2nd Tower)

Lucas talks out both sides of his mouth on most things, it's kind of his brand. I wouldn't put a lot of stock in that quote, given that it was to the star. Anyone not in a coma knows the star has a hard-on for hating any downtown incentives. Gotta keep them as a sympathetic friend rather than an adv...

Re: Pursuing FREE City-Wide Bus

I thought at one point free buses in the urban core was going to be one of the carrots dangled (along with regional BRT routes) for regional transit funding? What happened to that? I'm all for eliminating fares in the core, but it seems like it could be used more strategically to get other transit n...
