Re: New Chiefs Stadium

We are so much better than so many of our peers in downtown development. The one thing that KC gets its ass kicked on compared to its peers is sports venues- Sporting, Chiefs, Royals Idk why this is the one big piece Kansas City cannot seem to come around on compared to the peers when we do most ev...

Re: New Chiefs Stadium

To be fair: A lot of people want to build around the PAC but Kauffman and related parties have always refused to sell their land or they block the construction of things to the south. EPC and Hotel Bravo are the first time these groups have ok’d something and even then it’s for projects at the far ...

Re: New Chiefs Stadium

Cincinnati, Indy, Denver, Minneapolis, pretty much everyone better or worse than KC gets to have this- but not Kansas City. Because 'endless parking garages' that every peer seems to deal fine with. Because the TSC is just such a gem that's so much better than this... https://twitter.com/Bengals/st...

Re: Three Light

After billions of dollars in investment, downtown KC now welcomes over 10 million visitors a year. Twenty years ago, that number was just 225,000. That doesn't even make sense. I'm not downplaying how much downtown KC has improved, but these visitors numbers look extremely cherry picked on both ends...

Re: New Chiefs Stadium

People do want to live near baseball stadiums. It’s just a different energy and experience. Baseball teams practice in their stadiums and obviously have far more game days. I don’t see the point of anyone wanting to live near a NFL stadium though. Not next door at least. That's what I said. However...

Re: New Chiefs Stadium

I think that if you put up a baseball stadium in the East Village, you will see rapid development of 5-6 story apartment building blocks east of 70. Especially if something is done to improve the east loop. Something similar to all the new low rise development on the other side of Coors Field in De...

Re: New Chiefs Stadium

And when is last time Royals had over 30k or over 20k actually lol. Most royals games could use the same parking as any typical event at the arena. The only time there might be some minor issues are dates when the stadium and arena have events at same time. You are correct though. NFL is a pretty bi...

Re: New Chiefs Stadium

I understand that both sides of Paseo between Indep Ave and 70 is just a mess of light industrial and low income, low density housing and vacant land. Other than the few apartment buildings directly on Paseo, it all could go away. There is nothing left of the original built environment there thanks ...

Re: New Chiefs Stadium

Most of Baltimore is ghetto! LOL Sort of but not really. Baltimore has a lot of good areas. Basically anything near the harbor. It honestly has more good higher density urban neighborhoods than KCMO does. But yes, it also has a lot of ghetto and crime too, just like KCMO does. Again my only point i...

Re: New Chiefs Stadium

Nothing wrong with Camden yards there. Really nothing wrong with Ravens either. But the complex is dead when there is not a game so where it is placed can really change the direction of how downtown develops. Almost no private development occurs near the stadiums in Baltimore except the casino. Firs...

I think it needs to be a mix of both options 2 and 3.

Re: New Chiefs Stadium

The sweet spot is right on the outskirts of downtown like Denver, Seattle, Minneapolis have right now. That’s where we need to go with it. Those cities all have extensive regional transit systems with direct access to the stadiums. KC will never have that. You have to be realistic. Also, none of th...

Re: New Chiefs Stadium

How does IND make it work with no rail and minimal surface lots? Have you spent much time in that part of downtown Indy? I have. It works for Indy because that city has less urban fabric right outside of the very core of downtown than KCMO does. There is not really any place to duplicate what Indy ...

Re: New Chiefs Stadium

Baltimore has a great pre-game scene in Fells Point which is a short walk to the stadium. Green Bay is well known for its tailgating as is Buffalo. Clark doesn’t want to make more on the concessions side, he wants more on the premium level tickets side. That’s where the money is. Many fans naturall...

Re: New Chiefs Stadium

If a new stadium costs $1B, I can’t really see how even double the suites covers that cost over the life of the stadium. And there isn’t a large amount of ultra rich here that would pay a super premium for high end suites like Sofi. I honestly can’t see where there would be that amount of extra rev...

Re: New Chiefs Stadium

That would be significantly more realistic than running a train to TSC They don't have a tailgate culture in those cities because none of them have stadiums in empty fields & parking lots like KC. We left people with no choice but to tailgate before games. Now they've grown here to think that i...
