Re: OFFICIAL: Professional Building
lot of large landlords have boilerplate lease provisions "requiring" renters insurance but never do anything to make sure you have it (like require a COI). i assume an awful lot of tenants don't review all the terms of a 15+ page lease very carefully.

Re: COVID-19 Casualties
we checked it out on the patio last night. it looks like basically the same menu plus some new stuff (burnt end taquitos, boneless wings, fried chicken sandwich, burnt end mac cheese). everything tasted about the same. glad to have it back.

Re: Unruh Furniture
Will cover the value of the building not the replacement cost to rebuild and duplicate an antique building. depends on the insurance policy, governing state law, and potentially the nature of the loss (total vs partial, state law re: same, etc.). it is probably fair to say that you have accurately ...

they tweaked it even during the year last year, e.g. i think there was a shortage of one meat or the other so they added joe's turkey. anyway, the social media posts suggest they have "the same joeskc smoked meats" so presumably at least some of the mainstays will still be there. who wants to be the...

i don't know how interesting this will be to anyone else, but i had a call with a district of kansas judge this week. the judge indicated their personal belief was that the way things appear to be trending now with covid numbers, the current d. kan. administrative order suspending in-person activiti...

ice house reopens today according to their social media posts. going to be open for dinner tuesday-thursday and normal hours friday-saturday going forward. pretty severe reduction in hours. hopefully that will expand as it gets nicer out. their original message was that they would reopen march 1. i ...

ate on the patio earlier this week at the belfry. there is noticeably construction going on in the old collection space fronting grand. i asked, and apparently there's also a lot of work going on in the basement, but the vertical expansion at least for now is not happening. apparently covid material...

we ran into them a few months ago walking on walnut near p&L and they were incredibly cordial. i thought of this thread when it happened but then thought "eh, we've moved off this subject" so i didn't post it then. but now we're back!

Re: Building a rowhouse
i think use of outdoor space is all very context dependent. for one, rooftop spaces tend to be larger and have more usable space where your surroundings are out of your sightlines. if your ground floor or mid floor options are porches or decks looking out at a parking lot, you're going to prefer the...

i assume tiki cat was more of a bar than a bar/restaurant. that feels like a second story fit to me, not first. shark bar or hotel karaoke both seem better than the saucer spot. seems like the kind of place that would like some live district interaction and not be on an island by itself like only sa...

Re: Building a rowhouse
i lean two larger bedrooms vs three smaller ones, especially if there's some kind of extra space on a different level. i'm not sure a token third bedroom gives you more in the form of appeal to multiple kid families than it takes away in the form of wasted space for extra ingress/egress/drywall. out...

i am reasonably confident that CP is likely to yield a location premium over gallerie, especially for the first 5 or 10 buyers. housing stock for family w/ kids within easy walking distance to current streetcar is anemic. the city homes properties on the west side of bridgeworks (~500 block of oak, ...

Re: OFFICIAL - Reverb (1800 Walnut)
whoa. that's unusual even for condos around here as far as i can tell (downtown, that is). i'd pay more of a premium for this than pretty much any other amenity. of course it doesn't matter, because i need a second bedroom....normalthings wrote: ↑Fri Jan 08, 2021 9:25 pmUnusual to apartments, the stove hoods actually vent to the outdoors.

i missed this, but ice house closed for the winter. reopening in march. kind of a bummer. they were one of the better patios in terms of distancing, imo.
