Re: Downtown Baseball Stadium

The work around 75th and Wornall is the long-delayed rebuild of the local street and stormwater infrastructure. https://www.kcmo.gov/Home/Components/FacilityDirectory/FacilityDirectory/115/1750?sortn=FCName&sortd=asc It actually has nothing to do with the new development on the site of the Well....

Re: Downtown Baseball Stadium

It's because they aren't the reason development projects have delayed/cancelled. They are the boggieman everybody is trying to blame when the simple answer is right in front of us. Interest rates, bad plans (looking at your Royals/Chiefs), KC doesn't grow at the rate people like us want it to, deve...

Re: Downtown Baseball Stadium

Some people see them as weirdos in funny hats, and other people see them as relatable and the only organization in the city looking out for them. So they do have influence. And Sherman is aware of them because Tara with KCT did an interview with Carrington Harrison from 610 Sports and said they wer...

Re: Downtown Baseball Stadium

I don't think KCT has as much power as some say but they do have influence. John Sherman 100% knows who they are as does every developer currently invested in KC or looking to invest in KC. They're a cancer to our development and backed by wealthy donors. I don't see how people don't see this. It's...

Re: Downtown Baseball Stadium

Also, I didn't mean people in Brookside have a negative impression of downtown, more than they didn't see why a baseball stadium downtown would be to the benefit of downtown or the region as a whole. I can't blame them, the Royals did a terrible job of making a case for that, and the late switch to ...

Re: Downtown Baseball Stadium

I think I overestimated how many people had a positive impression of what a downtown baseball stadium would look like. Even in Brookside, I heard a lot of "where will you park", "where will you tailgate", "it's so convenient", etc. That's not a negative impression of d...

Re: Downtown Baseball Stadium

I agree. If the vote were a near pass things would be different. They got clobbered. In the city and in the suburbs. The Royals may have dropped the ball but they also learned a lot from this vote. People in KC do not want a downtown stadium and if the Royals want to move downtown, they will have t...

Re: Downtown Baseball Stadium

A few stray thoughts on a disappointing outcome: - The Royals and Chiefs leadership were amazingly incompetent in their actions and communications. I almost can't imagine a worse performance by teams not owned by Daniel Snyder or Donald Sterling. As someone said earlier, there was no good story told...

Re: OFFICIAL - Corrigan Building

3rd through 6th floors were WeWork. I guess their exit has been known for a while, and Vince has several interested parties. Even so, I'm sure it won't help Grand Place's office lease up with the need to get Corrigan leased back up.

Re: Levy at Martini Corner (NE Corner 31st & Gillham)

I think just about everyone doing market rate developments are waiting for the Fed to lower interest rates before starting to take out any new construction loans. So I wouldn't be surprised if nothing happens until later in 2024. Hopefully the Fed will lower interest rates 0.5% in June. But my money...

I'd guess Worcester (Flashcube) would be more than willing to sell for the right price, but I agree that the condo buildin...

Re: Misc Crossroads News

That alley has been a challenge for a while but seems like it has only gotten worse, along with the gas station on Grand. Is there any movement on any of Brad Nicholson's parking lots across Walnut Street? I guess for a long-time there were rumors of an office deal on the site but I assume with comm...

Any more details that can be shared on this? Is it likely that the Crossroads property will be marketed for sale?

Re: Plaza Residential Development

My understanding is that the owner (Block?) wants to rezone from R-1.5 to R-0.75. Under R-1.5, you can built 9 units by right (1,500 SF minimum lot size per unit). Under R-0.75, you can build 18 units by right (750 SF minimum lot size). This proposed project is 16 units, which would be possible with...

Re: Downtown Baseball Stadium

I am only semi-educated on this subject, but my understanding is that the most relevant economic studies are pretty conclusive that pro sports stadiums don't seem to result in any sustained general increase in economic activity region-wide. But it does shift the distribution of that economic activit...

Re: Is KC Tenants destroying the development future of downtown KCMO?

Thanks Chuck for making many excellent points in your last few posts. To steal a bit from Twitter though, I think we are at the point shown below (substitute incentives for zoning): So much housing discourse is just people who think "zoning reform is NECESSARY but not sufficient" arguing w...

Re: General Amtrak Discussion

For my whole childhood, there was an Amtrak route from LA to Salt Lake City (and on to Chicago), going through Barstow and Las Vegas. It was called the Desert Wind. My family would take it from SoCal to SLC almost every Christmas to go skiing. I chalk up my love of long-distance trains to that route...

Re: Is KC Tenants destroying the development future of downtown KCMO?

This dialogue is helpful, I think, because I can clear up some misconceptions about development. I see you in other threads explaining to people that there are other more important reasons than KCT for the difficulty getting things built, but now you’re in here saying actually it’s the NIMBYs after ...
