Even if we turn them in, there is no mechanism to enforce compliance, except a possible $100 fine – obviously not enough to be a deterrent. And there is very little fining going on.
And to KCP's comment: sure, our entire legal system is built on property rights, but almost all of these type 2 Airbnbs are illegal. In order to put one in a residential zone, the application requires you first have to get permission from 55% of adjoining neighbors. The City needs to step up and take serious action, like many other cities have done. The mechanism from Airbnb is only used after a city sues them or threatens a lawsuit, and Airbnb has lost a lot of suits so they will comply if KC has an ordinance requiring properties be licensed by the city before they can be posted on the platform. Denver recently did this, as have others. Ft. Worth has banned all Type 2 airbnbs from residential districts. There are ways to improve and KC has done little to nothing so far.
If you start to dig deep, you can see how huge of a problem this is. A proliferation of Type 2 Airbnbs leads to higher crime rates (less people with eyes on the street who know their neighbors), higher rents, higher property values (from investors buying houses that would otherwise be bought mostly by homeowners), and lower Census tract numbers which leads to lower representation. I think it was Phoenix, after getting rid of zoning, saw a proliferation of Type 2 Airbnbs and lost something like 30,000 residents (I have not verified this as fact, just heard from someone involved).
The problems most people experience with Airbnbs is a rowdy disruption from a party or something like that but the bigger picture is much more disruptive. when they overrun a neighborhood, it is catastrophic and I am witnessing this right now.
I converted my 10 unit (8 res.) building to condos about 4 years ago. It took a few years to sell all the units, but I wasn't in a hurry. I wrote the declarations to exclude STRs, because I felt that's what owners would want. I could have sold them all within 30 days if the decs allowed for them. Even after telling buyers who contacted me that it is not allowed, several of them were super aggressive and kept calling me back, telling me I can change the decs, they would give me more than asking price, etc. Some wanted to buy them all, city regulations be damned )only a certain % are allowed in a multi tenant building). RE agents did the same thing – not surprising since many of them are scumbags. It got to the point where the very first thing I would tell buyers when they called or email was "We do not allow STRs in the building."
Perhaps we need a separate STR thread.

Doesn't seem to help and even morse if they get the license shouldn't they be allowed to do what they wish with their property?
Definitely need better laws and taxes on them. We all said that when this whole thing started and the council didn't take it far enough.

What I'm saying is it doesn't seem to help the neighbors report them at this point.

I really liked this project, glad to see its making progress.
I think a lot more projects of this scale are needed to keep the influx of younger generations in the urban core.

The lesson learned here is the need to break up large tracts into smaller parcels and put out RFPS on them so that multiple developers are involved in building the neighborhood out. This method doesn't hold the entire neighborhood hostage to one developer, and increases the likelihood that more can get done.
I still think they should do this with the parcels in the East Village that aren't needed for the baseball stadium if that is the Royals' choice.

I could not agree more. Even though everyone should have learned from the failed 13 acre adjacent development, it looks like they will again award development rights to the remaining 6 acres to one developer. Multiple developers would also likely mean more variety in design and hopefully not a copy/paste neighborhood.
