KU Med Expansion

New documents (FY 2022 Capital Request and the Kansas Board of Regents 2022-2026 Plan) shed light on some exciting projects coming to KU Medical Center. Funding will come from a mixture of private grants, parking revenues, research revenues, and potentially state funds. I don't think anything is set in stone yet. I have also heard that the shell space in Cambridge is being built out now.

1. $210 million Cancer Research Center
2. $60 million Brain Health Building
3. $40 million Dental School
3. $30 million for a 6th parking garage

1:
As a designated National Cancer Research Facility on an Urban campus with limited space, we have the responsibility to create the best environment to battle this disease. We desire to build a new Cancer Research Center, which will bring together all research programs that are currently scattered across our campus. This will greatly enhance our ability to fight this battle. This 300,000 sq ft facility will include dry and wet lab space, imaging center, vivarium, administrative and conference space. It will enhance collaboration and be in better geographic proximity to the University of Kansas Hospital.
2:
Due to the growing need for continured Alzheimers research, the limited space on our campus, and the need to unify the groups into contiguous space, we are proposing a new Brain Health Center. This building will be approximately 110,000 sq ft. It will include clinical space , patient exercise areas, clinical trials, administrative office, dry and wet lab space. It will also house a memory cafe, demonstration kitchen, areas for staff and faculty to monitor clinical trials research. Also providing clinical patient support.
3:
This is to be a building based on inter-professional education, leveraging assets in place at the University of Kansas Medical center to alleviate the shortage of oral health professionals in the State of Kansas. Architectural services to include programming, design consultation, design development, and potential construction documents is estimated at $2.6M. The project construction budget is $33,000,000 consisting of an estimated 80,000 sq. ft. Planned location is the current home of Dykes Library at the University of Kansas Medical Center.
4:
Construct a multi-level parking garage for University of Kansas Medical Center with a capacity of approx. 1500 vehicles to serve the university and the new hospital facility planned to be constructed between State Line Ave. and Cambridge Street. The parking facility will be located, in accordance with the approved campus master plan, on a site between Eaton and Cambridge Streets and 37th and 38th Avenues. Parking system revenues will secure the bonds to construct the facility.

If they are putting a dental college where the library is now, where is the library moving to?

I would imagine that the 2 big KU Med projects will open up some existing space for the library to move to. I also wouldn't be surprised if they go and build a new library.

U of K Hospital is a non-state entity so their plans don't show up in the Kansas Budget or Board of Regents Plan. The KU Med Center's 6th parking garage description hints at a second Cambridge Tower coming soon.

Kansas BOR approved the cancer and brain buildings.cost has grown to $550 million for both

Also, I don't understand the #4 description of the parking garage. The location it describes, b/w cambridge/eaton and 37th/38th already has a 1500 space garage on it. I would have expected them to site 36th/37th. Is this dated?

I just copied and pasted from the latest plan. No designs are available the 2 big projects approved last month.

A luxury hotel would be kind of nice, cleveland clinic has an Intercontinental hotel like right next to its campus, md anderson has a nice one by it's campus. Would be nice to get a full service Hyatt or something like a Fairmont

There is a hotel in an adjacent tower right next to New York Presbyterian-Weill Cornell Medical Center as well.

This is a pretty good idea. Many patents who have to seek specialty treatment have families that end up coming along and either having to go back home or try and sleep in a hospital room. Having a hospital adjacent to the hospital seems like a good business decision. From an older Beckers Hospital article:
... "Having a hotel directly on a hospital campus provides that hospital with a tremendous advantage," says David Messersmith, who leads the medical hospitality platform at Gatehouse Capital. "It provides a more convenient experience for patients' families, as well as a competitive advantage for the hospital brand."

In addition to Baylor University Medical Center, Gatehouse Capital has contracts out with several other hospitals in various stages of negotiations. They are primarily establishing deals with large hospitals in metropolitan areas, where patients and their families presumably have broad choice when it comes to selecting overnight accommodations.

With a hotel on campus, visiting nurses and physicians, as well as patients' family members, are conveniently located close to the hospital and their loved ones, but have the opportunity to experience the comfort of a hotel. The hotels — which are all Marriott, Hilton, Starwood or Hyatt brands — will offer a variety of amenities that are specifically tailored to hospital visitors, such as a concierge to help them navigate through large hospital buildings, restaurants, bars and a fitness center.

They are also suited for hospital patients themselves. For example, the rooms will be furnished with comfortable bedroom furniture that would be safe for recovering patients. They will also house clinical retail space, where patients can check in prior to surgery, do blood work and other tests and fill out insurance paper work. Patients who have to travel a considerable distance to the hospital for a procedure or follow-up care may also find it more conducive to stay near the hospital overnight.

Building a hotel on campus expands hospitals' opportunities to increase revenue. Many large facilities already cater to patients' families by offering hospitality suites inside the hospital. However, these are typically not ideal for visiting family members, who could benefit from the respite of a private hotel suite. With a hotel on campus, hospitals can convert these hospitality suites into patient rooms, where they can treat more patients and earn significant revenue.

"A lot of what we're doing is freeing up hospitals' space to create and better utilize the facility," says Mr. Messersmith. "On top of the suites, the hotels offer two things every hospital wants: More parking and more meeting space."

The hotels offer ample space for hosting conferences, medical sales reps or continuing medical education seminars, according to Mr. Messersmith.

As emphasis on the patient experience grows, and as hospitals operate in an increasingly competitive environment, Mr. Messersmith anticipates more facilities will seek to build hotels on their campuses.

"My guess is in the next few years, every large hospital will have a hotel on its campus," he says.

Any idea of location? On campus or on the west side of Rainbow? Maybe the NE corner of 39th & Rainbow. I recall an earlier proposal for that site which went nowhere.

The hotel is not only convenient for families of patients. It's also useful for medical staff who are interviewing for jobs and visiting professors, speakers, etc. In addition, when I worked at the medical center in NYC, many family members of staff would come into town and stay in the medical center-adjacent hotel because it was convenient for them since a lot of staff live close to the facility.

Biz Journal reports KU Med is planning a 670,000 sqft, $500 million Cancer Research Center building. Children’s new building was 360k sqft.

Biz Journal stated on the bluff west of P5 Parking Garage - assuming between the garages (P4 and P5)? Will be a sizeable addition.

Id assume it’s around the height of the mee hospital tower. 9 floors. 135 feet tall depending on ceiling height (15ft I assume).
