This received a 10yr 100% property tax abatement without so much as a peep about it.

Funny how this proposal got no pushback (apparently?) from KU Med but the proposal for a mixed use development on the NE corner of 39th/Rainbow was opposed a year or two ago as too high, too dense, parking issues, too close to the street, etc.

I can't find much on it, other than a post (from me!) back in May 2017:
A plan to develop the NW corner of 39th/Rainbow (where the strip mall and vietnamese restaurant are) stalls due to opposition from KU Med, the Hall Foundation and Lane4. Plan is for a hotel, but would be competition for the Holiday Inn Express ...

Nebraska Med in Omaha has a $3.5 billion project planned with Fed funding 50%. Tons of construction at their med center over the last 20 years. How can KU pick up on this?

Omaha is still working to get a streetcar line up and running...it would go from downtown to the University of Nebraska Medical Center. I would imagine that if we think KC is slow, then Omaha is a snails pace with these things. Omaha is less than half the size of KC. So for the size of Omaha, their development is very similar to KC.
And actually, Omaha has had significant investment downtown by the corporate community.
BNSF opened a massive 1.3 million sq foot HQ office building downtown Omaha.
First National of Nebraska built a 45 story skyscraper for their HQ.
KC could only dream of corporate backed projects like that happening downtown.

Omaha, while half our size, has almost all its population in an area of about 262 sq miles, which is about 62 sq miles less than the area inside the 435 loop. It has a main spine going east-west (Dodge Street) that is an ideal path for light rail.
Dodge Street connects Council Bluffs, the arena and convention center, TD Ameritrade ballpark, Children's Hospital, Creighton University, UNO, UN Med Center, two major malls, and a few other hospitals.
I can't think of a more idea application of light rail than Omaha. Especially for a mid their city.
Omaha gets event after event that easily could have gone to KC if we had a major university and a little more vision.

^ yeah, Omaha has a impressive central urban corridor and it's in a nice straight line right along Dodge, so it's perfect for streetcar.

This was their proposed alignment. They built BRT on Dodge instead.

They are lining up legit funding commitments for the $3.5 billion project federal project. We just have a $500 million research building coming up. They’re a little city, they don’t have to worry about alot of people, crime, tons of schools, competing with massive suburbs,etc. They’re smaller so they can be more nimble and have alot more opportunities to grow at their size. The bigger they get, the more issues they’ll encounter. There are many cities like this…maybe we should be worried about Sioux Falls, SD too! Again..it’s Omaha lol.

Nashville and Austin were little cities until there weren't. Yep. KC's lacks of "major" universities and research facilities really hurts it. KU down in Lawrence doesn't cut it and KU Med is tiny compared to major research universities in other cities. I don't know if Omaha will ever be a high growth city like Nashville, mainly due to its location but it could eventually close the gap with KC just like KC is doing with St Louis.
