^My Brooklyn brother has usually lived in under 500sqft last 20 years. The city is his home, the apt is just a place to crash for the night.

I wasn't trying to imply Cordish isn't consulting with other developers who specialize in micro-units. Was just relaying what I was told.

Happening. Not much physical work being done but there’s a dedicated construction management team actively finalizing plans and the final budget details. I get at least one call a day from Ken who is managing the construction for Cordish.

"Approving an Industrial Development Plan for Midland Residential, LLC for the purpose of constructing a project for economic development consisting of the purchase of construction materials and the construction of a multifamily residential building with approximately 133 residential units (the "Project") located at 1221 Baltimore Avenue in Kansas City, Missouri (the "Project Site"); authorizing and approving various agreements for the purpose of setting forth covenants, agreements and obligations of the City and Midland Residential, LLC; authorizing the issuance of taxable industrial revenue bonds in an amount not to exceed Thirty Five Million Eight Hundred Thousand Dollars and 00/100 ($35,800,000.00); authorizing and approving other documents; authorizing certain other actions in connection with the issuance of said bonds; and directing the City Clerk to provide a copy of this Ordinance to the Director of the Missouri Department of Economic Development."

So 1.5-2 years away from a 4 Light groundbreaking best case. Well over a year since Cordish said they were about to announce 4L

1-2 months to decide on a site
9 months to design and entitle.
5 months for city council arguments.

It’s not nearly as in depth as the actual pre-construction process. More of a fact finding exercise to make the decision on location. Also the overall process of how they budget these buildings has changed which should lead to a faster turn around.

They're still in the final design stages, down to the nitty gritty factors at the moment. I'm not sure when they plan to fully begin construction.

imagine how much cheaper it would have been had Cordish renovated the Midland Building several years ago when interest rates and supplies were so much cheaper.

Very uninformed take.

Did anyone else see developers building affordable housing downtown over the last 15 years?

If you go back nearly 2 decades you’ll find the master plan always involved the Midland building but didn’t specify when in this plan it was going to be done.

Add in the complications of building affordable, nice and functional apartment units in a old building with issues that’s attached to a historical theatre and maybe, just maybe you could understand why this wasn’t at the top of the priority list.

1 or 2 of these are income restricted and nearly all were made feasible by the resurrection of downtown, specifically crossroads and PNL. It also goes to show that the amount of old building conversations to new market rate towers is way off. My pro Cordish argument is going to be its clear new market rate towers should have been and should continue to be Cordish main priority. People have been converting old buildings to housing downtown for the last 50 years but new buildings went 30+ years without any progress. I understand the need to convert the Midland building but it’s not a high priority in the greater scope of downtown. That’s my opinion.

There for a long time the only apartments being done downtown were income restricted due to the tax credits making them doable.
