^I continue to think that Defeo is being sold as an entitled project. We'd be lucky to see it start and rise at the same time as the others. Maxus sold off their AT&T building redevelopment and have the property on Admiral at Route 9 listed for sale as a 250-unit high-rise site (https://www.crexi.com/properties/710926 ... pportunity).

Agreed on DeFeo/Ascend - I'd be surprised to see it completed as previously shown. Or at least any time in the near future.

I think the developer recently had a meeting with the Downtown Neighborhood Association, suggesting the project continues to move.

I would guess a start closer to spring is realistic. The older business plans need to be updated to the current building code.

It's been five years since the building was torn down and a temp fence was put up. It looks terrible and the owners need to be given a time limit to build or make it look better.

Whatever the timeline, the lot does look terrible, as does the former River Market Cyclery lot, and the DeFeo/Ascend lot east of Strange Days. The old Cyclery lot is especially offensive, sitting directly in front of the brewery patio collecting weeds and trash.
RE: Ashland/new project, can't wait to see this break ground. If the updated plans are similar to the old ones, it will be a great bookend to the north market entrance. Hoping for fewer snags in the process than City Harvest.

The history of the lot obviously has some complications. The current ownership group purchased it in February 2022 and put up a newer, better fence, and also cleaned up a lot of the site. The previous owners had neglected the property once they decided not to do the Ashland project. The neighbor to the north is supposed to do something about the graffiti but hasn't for some reason.
The current timeline is for a fall ground-breaking. But the project is definitely moving forward at this time.

For sure...could also argue for slightly less parking I suppose but overall it has an active ground floor, the parking is hidden, accessed from a side street.
