3G Development LLC paid $2.2 million last week to acquire the approximately 2-acre lot northeast of Third Street and Grand Boulevard from the Kansas City Area Transportation Authority. The joint venture concurrently secured a $46 million construction loan from Arvest Bank for a five-story, 245-apartment community it has planned for more than four years, dating to a 2019 request for proposals the KCATA issued for its parking site.
The Third and Grand apartments are planned with a 246-space podium parking garage, plus amenities including an open courtyard with a pool, fitness center, indoor gaming area and bike room with repair facilities. The complex also will house a multimodal transit hub to accommodate adjacent streetcar and bus service. 3G executed a 50-year lease, with two 25-year extension options, for a KCATA transit operator relief facility with its Feb. 29 lot purchase.

Hard to say this but the other corners really need to go soon too. Love the tenants and hope they can find a new home. The grocery stores are especially set up in a suburban manner

I believe it’s the fund in this article. But I know because of chit chat and a few name drops in hard to find but public sources.
