Ha. It's the mix. Bainbridge is 100% affordable. Some of the other MAC buildings on Armour, like the Belreve, are 50% affordable.

You can't have that high a percentage of low income residents in any one building. The goal should be 10-15 percent of apartments rented to low income residents unless it's a seniors-only apartment community. Most tenant problems are among younger people. Seniors are pretty-well behaved.

You need to have a high percentage of market-rate renters who will not tolerate bad neighbors, and whom keep renters with behavioral problems in check--meaning they complain.

If standards are low, then bad actors will rule the building, and other low income residents with standards will be too afraid to complain. Building management makes a HUGE difference as well.

The other thing is that it's often not the actual residents per se causing the problems, but their VISITORS. Many low-income residents are women with bad actor family members, ex-husbands, and boyfriends, or just shady friends in general. This is where management has to make it clear to residents that THEY will be evicted if their visitors cause any more problems.

The newly renovated buildings on Armour between Baltimore and Wyandotte look terrific. I'm really glad they weren't demolished.

Those are incredible.

These buildings are so handsome. It's hard to believe that they came so close to being demolished. The larger building done in red, instead of that creamy color it was before, really makes it pop out.

Fantastic renovation. But how many apartments could you even fit in the smaller buildings? Two? Those buildings are not much bigger than an average size SF home.

As many mistakes as the homes association has made in that neighborhood, you have to give them some credit for getting MAC to buy these and then to keep them from tearing them down for a new build.

Despite whatever the neighborhood association thinks they did here, they're demolished at some point unless Shields provides MAC with close to 3/4 of a million in city money.

There was one a week ago. It didn’t go well. Instead, the more YIMBY members of our neighborhood have been organizing despite the HOA. We’ll try again next year.
