Legoland has dropped Olathe for a 539 million dollar development in Lee's Summit.  The development could include a Legoland and Sea Life Aquarium.

Sounds like a fight between Modeasa and STAR bonds eh???

If this happens and we get the additional big box retail development that RED is planning along with it, can we officially rename the corner of 50 Hwy and I-470 to Clusterf**k Exchange?

The RED development is going in regardless...

The "clusterf**k" interchange will look like the following graphic.  Construction starts this summer I think.

I just hope they don't drag it out over 5 years like the Triang....Chough...Three Trails Crossing. Just rip the bitch out and get it done.

Legoland would be a huge boon for LS. However I hope they are smart enough to not give away the farm. The recent denial of TIF's for the 50/291 retail development says that they just might be.

It would be great if we could have gotten this at 40 and 435 near the stadium.

Or Bannister Mall.  Or Metro North Mall.  There are lots locations where this would have been a great redevelopment opportunity.

Well, given Lee's Summit's recent restraint about handing out tax money, I wonder if this will kill Legoland.   They want more than 80% of the cost to come from taxpayers.

Lee's Summit mayor wants state help for Legoland

Lee's Summit Mayor Karen Messerli said Wednesday that she'll look to the state of Missouri for financial support to back a proposed $539 million development anchored by a Legoland theme park.

"State participation and the level of that participation is critical," Messerli said before a Lee's Summit Economic Development Council meeting at which park plans were detailed.

Public financing requests won't come for several weeks, but Messerli reported positive feedback from her initial inquiries to state officials.

"I'm very excited because I've never seen this level of state involvement," she said. ....


Legoland will seek $187 million of TIF, roughly 35 percent of the project's cost, said Steve Graham with RED Development LLC, the project's local representative.

I thought this part of the article was interesting:

By contrast, Graham said, public money will defray half of RED's outlay on the Legends at Village West shopping center that opened in 2006 near Kansas Speedway in western Wyandotte County.

Legends got a tax subsidy of 50 percent. Guess that area isn't exactly a hot retail destination after all if it needs 50 percent tax breaks for new shops.

That's after KCK bought the land and gave it to the developers .  The Legends is still a HUGE risk.  The rooftops simply are not there and won't be for 20-30 years to support all that retail if the rest of the metro turns its attention to other, newer developments closer to them, that area will fall like a rock.  See great mall, bannister mall etc.
