The fact that this project would be replacing two of the ugliest lots on Troost makes it all the more exciting. Here is the site plan with landscaping:

I don't envision there being a lot of pushback from HPNA. For one, with this being in the corner of the neighborhood that is taken up mostly by the park, there are less nearby neighbors to potentially object. Also, Central Hyde Park seems to have the bulk of the NIMBYs in the area. I don't think there will be as much objection to the scale/density in SHP. You might be more likely to hear complaints about affordability/gentrification or the design aesthetics. There could be some complaints about the parking with only .5 per unit provided and none for the retail.

Which parcel are you referring to? Both of these parcels were junky auto businesses.

If you're referring to the lot that used to have the domed tower remnant on it (SW corner of Troost and Brush Creek Blvd), that is not part of this project. There is a proposal for a dialysis center on that lot, but I'm not sure where that currently stands.

Has prostitution been a problem recently on that stretch of Troost? I used to see blatant activity in the past (seemed like it was centered around 41st or 42nd St), but now that I think of it, I don't recall seeing anything over the last few years. Maybe I'm just not in the right place at the right time.

Oh, there's a family that's been "renovating" it for the past two and a half years. Very little progress here, and it's been frustrating. Of course they won't sell...

The SE corner shows as owned by someone who lives in California. That probably plays a part.
