The lot spaces are for tenants & residents in buildings along Delaware.

ah, makes sense. the renderings look great though. i think these will really enhance the river market. they look 10x better than city homes.

"i guess you still couldn't really have backyards though."
Not with how wide those garages are. If they were all single car, you could at least have a small green strip next to a brick driveway that could double as a patio. Oh well, still wouldn't work with the retail parking in the back.

They're being built in a parking lot so that's just the existing parking.chrizow wrote: so are there garages AND a parking lot? that seems unnecessary. i guess you still couldn't really have backyards though.

Not sure what you mean, but that's just a computer generated rendering so they could have put whatever they want there. They put parking. The existing lot will surly be totally obliterated, those must be new space that will be created.

That's public parks are for. In a location like this it makes much more sense to have shared green space than individual green space.Midtownkid wrote: "i guess you still couldn't really have backyards though."

if only there was a 50-acre riverfront park within a 5-minute walk...dangerboy wrote: That's what public parks are for.

While it isn't yard level - all of these appear to have a pretty generous amount of outdoor living space in the form of the roof terraces. If you have room for a little al fresco dining with friends, a bbq grill, and a tomato/herb planter, what else do you really need?

Very true. Looks like, at least according to the rendering, some decks will even have places to grow a little garden. (That's what I had in mind for a back yard.)

Yeah, but what are you supposed to do with the lawn mower, leaf blower, weed-eater, rakes, shovels, hedge clippers, extension trimmer and various chemical concoctions that either kill or hypergrow?LenexatoKCMO wrote: While it isn't yard level - all of these appear to have a pretty generous amount of outdoor living space in the form of the roof terraces. Well there is clearly a garage - so I would say a garage sale is definitely in order.loftguy wrote: Yeah, but what are you supposed to do with the lawn mower, leaf blower, weed-eater, rakes, shovels, hedge clippers, extension trimmer and various chemical concoctions that either kill or hypergrow?

That's the area they're building on. They're definitely not going to obliterate the whole parking lot.

Oh wow, ok. I should have reminded myself with google earth. I wish they had a site plan for how they are thinking the development will interact w/ the lot. Seems kind of odd to just have the lot come right up to the back of the houses w/ no buffer at all.

Have to imagine they are hoping it will be a success and will ultimately canibalize more of the lot - perhaps ultimately in outward facing rows a la city homes?Midtownkid wrote: Oh wow, ok. We can hope. Some sort of shared community garden in the middle would be nice.

I think you need to anticipate that the backside of these townhouses will remain parking lot. Every space that will remain will be necessary for the owners obligations to Delaware Street properties. The rendering I saw showed townhouses along 3rd Steet and then south on Wyandotte from 3rd Street up to about 120 feet from 5th Street, (the lot next to Rose Tattoo), where the ownership changes

Not all homes need back yards. There are some people who want a living situation where there is no yard to maintain.
There is no fifth destination.

Not likely to happen. Would have to rip out the infrastructure. How about just turning it around to one way north?DaveKCMO wrote: RETURN DELAWARE TO 2-WAY TRAFFIC.
