There's something new on the site seen from th HOA bridge. It's on the western end. Might be storm water management or a foundation

Regardless, site work of some kind is actually happening

I heard the plans were submitted to the city for review this week for the apartment buildings for this site.

Work has really picked up down here. Dirt has been being hauled in from the 2nd & Delaware project, and it appears that the pad is almost ready. I was afraid this development was going to fall through.

Does anyone know whatever happened to the greenhouse operation that was supposed to happen in this location?

It fell through at that location. The greenhouse operation and some other components are supposedly being developed at the city's municipal farm near the stadiums.

Bright Farms dimmed..... from third-hand perspective, it appears that they expanded beyond their ability to execute and started to dial back their multi-city growth very quietly and steadily, starting shortly after announcing in Kansas City.

From the permits issued and the land clearance, Union at the Riverfront should start its build out shortly. This will be exciting to see get off the ground. I know there's no streetcar connection, but they need to make a devoted bike/pedestrian lane over the Grand Bridge heading into the City Market. B-Station bikes will need to add a station next to Union!!

That viaduct is too skinny and is likely old enough to need a major retrofit to add pavement

A ped connection that lines with Columbus Park would provide a hospital hill to riverfront biking path. This would grow the bike network in a big way.

Think bigger on a ped connection too. One of the ideas to get a train into NKC is a dedicated ped/transit bridge. Imagine if we build the first approach supports for this bridge and put a Columbus Park bike connection in now, like via a spiral path up to height or a temporary structure that will be replaced later.

maybe close the viaduct to vehicle traffic on the weekends, a la cliff drive?

Some much needed infrastructure and programming is coming to the Riverfront. Volleyball courts and "kickball" fields to be put in on the east end of the park. Crew KC will be running leagues, but it will be open to the public.

Also, I'm told a second residential development is in the works, in addition to the one already announced. The first project has been delayed by financing issues.

After a year-and-a-half delay, construction of a $65 million mixed-use project that will kick off development on Port KC acreage next to Berkley Riverfront Park is scheduled to begin early next month.

Indianapolis-based Flaherty & Collins Properties entered into a 2014 agreement to lease 5 acres from the port authority for the project, Union | Berkley Riverfront Park.

The Union will be built just north of Front Street, labeled Berkley Parkway above, on the far west side of the Port Authority’s development site.

In March 2015, the developer said its general contractor, MW Builders Inc., would start construction in the summer of 2015 on the project, which will include 398 apartments, 12,000 square feet of commercial space and as many as 550 structured parking spaces.

But it took Flaherty & Collins longer than expected to nail down financing, said Marty Hoffey, business development manager for MW Builders.

“They’re supposed to be closing their loan right before Thanksgiving,” Hoffey said, “and we’ll be breaking ground in early December.”

Hoffey said MW Builders worked with Port KC earlier this year to get the site prepared for construction. Port KC CEO Michael Collins said last year that the agency was investing $5 million in development of infrastructure at the site.

Collins said he hoped Union | Berkley Riverfront Park would be the first of many projects developed on the 55 acres Port KC owns along the south side of the Missouri River, just east of River Market and north of the Columbus Park neighborhood.

Hoffey, whose firm is part of Overland Park-based MMC Corp., said the construction team is scheduled to deliver the project within 19 months, or by July 2018.

Minneapolis-based Cunningham Group Architecture Inc. is designing the project, and Landform Professional Services, also based in Minneapolis, is providing engineering services.

During a recent interview, Ryan Cronk, vice president of development at Flaherty & Collins, said The Union would include studio, one-bedroom and two-bedroom luxury units averaging about 875 square feet and renting for an average of about $1.50 a square foot, or $1,300, a month.

Amenities will include a resort-style pool, a sky bar with views of Downtown and the river, a gaming lounge, a fitness club, indoor/outdoor yoga and Pilates studios, and a bicycle bar. The project also will include a room where apartment residents can work on and store their bicycles, a Kansas City B-cycle bike-share station and a pet wash area.

Of course, the project also will offer residents lots of green space in the adjacent park, which was named for former Mayor Richard Berkley and opened to the public in 1999. The 17-acre park, between the Heart of America Bridge and Christopher “Kit” Bond Bridge, was formerly a landfill for construction debris and the home of a sand and gravel company.

As part of the riverfront’s continuing evolution, Port KC is working with the Kansas City Area Transportation Authority and the Kansas City Streetcar Authority Inc. toward a potential extension of the city’s streetcar line from the River Market to Berkley Riverfront Park.

In addition to working on the “catalytic” Union | Berkley Riverfront Park, Hoffey said, his firm is preparing to start construction of a similar project, including 282 apartment units, as part of VanTrust Real Estate LLC’s redevelopment of the Meadowbrook golf course in Prairie Village.

It appears they have been doing belowground pylon boring recently. So foundation work is clearly moving along.

Mundane row of cookie cutter meh. Yes it's great to get more residential but it's time to push developers to raise the bar KC. They just need to mix things up.
