Looks like the Levy was pushed back again. Developer's site now reports April 2023 construction start and June 2024 completion. Maybe demolition could still start by January?

Also, a zoning clearance for "NOKA LLC - Restaurant and Bar" was issue at 334 E 31st St, just west of Brick House.

Restaurant updates were mentioned at last month's UHNA meeting:
- the former Bond's Chicken space at 334 E 31st will be an Asian small plates concept and is part of the The Russell/Tailleur/Cheval restaurant group.
- Sol Cantina will reopen as "Barrio" once renovations are complete.
- a lease was signed on for the former Cafe Europa space on Gillham; it's supposed to be an American bistro place.

Devoured Pizza is planning on opening a physical location (and is doing a round of fundraising on Mainvest).
While the listing just mentions "Martini Corner", one of the photos was clearly taken from inside the empty bay between the Made in KC store/cafe and Ludo's Shuffleboard.

We have been to the old Cafe Europa spot a few times now, we really like it, its called Union the Hill, the menu is similar to Cliff's Taphouse but i would say its a lot better. The drinks are also very tasy

Union on the Hill has been a nice addition to the neighborhood. I'm very excited to see that Devoured is opening a physical location. We've gotten their pizza at a few different pop ups and it's very good with different flavors/toppings. This is a great addition.

This project was quiet for a while, but has picked up some activity in the past few weeks. The project name has changed yet again to "Martini Flats" and while there aren't any renderings for this iteration of the project, the area will now be subdivided into only 12 lots.swid wrote: ↑Tue Mar 08, 2022 10:34 amI noticed yesterday that these lots are being graded, so it looks like work is getting close to starting on these. I don't have any insider knowledge, but the ordinance vacating the alley and the stamped plans were upload to compass on 5/22/23. Garrison updated the page linked above with new construction dates: (August 15, 2023 – completion October 2024). Wow. Didn't realize Exact had such big plans for the area. Sounds like they're working on acquiring El Torreon to make it into a legit music venue again and working with Superior Linen to get all or most of their property for conversions. That would be huge as they own basically everything between Cherry/Holmes and 30th/31st and a couple parcels across Cherry.

The article doesn't specifically mention Superior, but Chuck may have been referring to this quote from an Exact partner

Superior Linen seems like the only logical business that this would be describing. But, could definitely be wrong.However, languishing buildings in need of redevelopment still dot the corridor, and Exact has been brainstorming with neighbors and sharing strategies. For some area business owners, their workforce needs have shifted, and they need a more modern factory location; they need to sell their buildings.

I would love to see Exact (or anyone competent) take over the Superior properties. Unfortunately, I'm not sure that is what is being discussed.
I think it is mainly about El Torreon/Cowtown Ballroom. That is what used to bring in thousands of people on the weekend.
It could also be about the building to the west of El Torreon, Midland Industries, which has also been up for sale and is probably more accurately described as a factory than Superior.
I'm not sure of the significance, but I'm not currently seeing either the Midland Industries building, or Superior Linen's properties posted for sale, which seems to be a fairly recent change.

The project, estimated to cost $16 million, calls for a 1,500-capacity venue in the second-floor ballroom space, which has a domed, 30-foot ceiling. Bridgeport hired Petersen’s firm in 2020 to look into restoring the building. The project has since been approved for $5.1 million in state and federal tax credits, and the local community development fund AltCap is applying for millions more from the New Market Tax Credit program. Per an agreement, Bridgeport will transfer ownership of the building to a holding company through which a new nonprofit, Friends of El Torreon, will oversee the restoration and operations of the building.
Petersen said the project will not apply for tax incentives from city agencies.
“We will need some gap funding, but between the historic tax credits and the NMTC funds, I think our capital stack is adequate to make this work,” he said.
