Obviously, "good house" and "happening neighborhood" are subjective terms, but I think there is a fairly wide range of housing options in urban KC for under $200k. You probably won't find anything good at that price in the Westside, Union HIll, or Coleman Highlands but places like Volker, Hyde Park, Longfellow, West Plaza, East Brookside all have a decent supply of housing in that price range.

I feel like the school issue is blown out of proportion by the media and people around town, usually based on out-dated perceptions. Yes, the majority of the KCMO public schools are horrible, but there are several that get very good reviews and the number of options is seems to be growing by the year. I know plenty of parents who send their kids to these schools and couldn't be happier.

If you want to stay in urban KC, you should do it!

Here's an updated ranch-style house in Pendleton Heights for $95,000 next to North Terrace Park--5 minutes from downtown. The house has a garage, which is hard to find close-in to downtown. I'll bet one could get this house for less than the advertised price.

A revamped Victorian for $168,000 at 520 Park in Pendleton Heights. The house has a 10-year property tax freeze, which is incredibly low for such a nice house.

Developers, there are 3 houses for sale together for cheap prices on Jarboe Street on the Westside. Two newer houses have been built adjacent to these. There are a couple of vacant lots on the street as well as a couple of houses nearby that appear to be possible teardowns. Those could possibly be purchased cheaply. Ripe for redevelopment. Buy and develop all at one time for savings!

I talked to a couple of guys that bought a house and a lot on Jarboe (around 28th) they said they looked into it but they beliebe a couple of the houses really need to come down. That said the viewcould be pretty good.

I remember working on a house over there about 15 years ago. Pulled up the bathroom floor and found a storm sewer! :shock:

The south part of the Westside is still pretty affordable. The houses will need more work, but for example around 28th and Jarboe a 2 story house with 3 bedroom one bath sold for 62K I think. The house next door to me (need work) the owner offered to me for 30k, it is a 2 bedroom house.

You're talking about the Lower Westside. You can still flip houses there or stake a reasonable urban claim.

lots of Westsiders on the board, huh? I recently bought a place in the Lower Westside, and it's been fantastic. Never could have dreamed that I'd be able to afford a house like this right in the city!

I lived in the Mid-Westside for years, until recently moving to River Market.

Miss the neighbors most of all.

I think one of most under-appreciated set of development parcels around downtown are the vacant lots just north of W.31st Street on the Lower Westside.

My family, specifically my great great uncle used to own the land just east of the Schutte Lumber yard. My brother and I had to mow it when we were in jr. high. There used to be two intact structure there (neither of them had the utilities on) though the one on the north side was falling off the cliff. I used to love going over there and was really upset when the executer sold the land off.

Weird, I live less than a mile from there and until seeing Fang's ariel I haven't thought about that since my g.g. uncle died some 18 years ago...

Fang some of those lots are owned by Westside Housing and some by Dean Realty, it seems that nothing can be done with a lot of those lots as one lot is owned by Dean the next one by Westside Housing and for what I heard neither wants to sell.

I heard from a coupleof guys that work at Westside Housing that they want to buy the other parcels in order to build new housing but I do not see it happening until unless Dean sells.

No idea what Dean Realty would want to those with the land.

A little local fact, the hood north of the blvd is known as guadulupe,for the guadualupe church, south of the blvd is known as sacred heart, for the church, my older friend as a teen lived in sacred heart in the 70s and apparently there used to be gang wars between the two, the 2 churches merged now. I would seriously consider moving to the southend, south of 26th st somewhere, I walk thru and a lot of the land seems empty, or ex industrial, I know theres huge abandoned warehouses next to houses. Also we almost crashed my car(gf n me) driving down jarboe round 28th last winter, too damn hilly and slick!
