I don't disagree with any part of your statement. I'm more or less poking at previous statements made by Taubman that they are trying to make the Plaza more "high end" and then completely contradict it by bringing in Old Navy.

Interesting aside: brown diamonds have historically been considered industrial grade. The industry has discovered they can sell them as a specialty item.

The tracking code from their ad, the cross-site data purchasing so they can figure out where else you visited, demographics guesses based on location, time of day, device type, what you are looking at online, time spent on each page, what you take out of your cart, Internet provider, search terms. etc

And then they do this all in store too by getting your zip code, type of credit card, etc. Really extreme retailers will track people with the cameras, and use motion detection or manual transcribing to figure out how to lay out a store to maximize sales. I’m 100% certain companies pull video on their top sales and follow them through the store. It’s not just putting milk and bread apart vs together, it’s do white women age 30-45 shop at the store and buy more belts if they’re placed in front of or opposite shoes because they’re more likely to buy a belt to match shoes rather than the opposite and how does the signage, pricing and stuff relate to this. A-B testing is big business because given equal signs, a 0.25% increase in dollar sales will be copied elsewhere.

So when the plaza picks a retailer that seems down market, it’s because that retailer does a better job at selling, plus feels the plaza will make them money. Big retail landlords know what they’re doing with their demographic shifts. The plaza didn’t used to be high end, it doesnt need to be forever.

It’s not that extreme a list, has a lot of mid range brands.

White middle class teenage girls come to look at the fancy brands and go down in price to purchase.
Their parents however can afford the higher end brand sometimes.

Yet another example of demographic targeting. Be where the kids go to window shop

and many upscale malls have Sears, but I think they own their space, or they did until they spun that division into a separate company

If they want to attract stores in that price point, I think we would all much rather see a UNIQLO or something unique to the area. A quick glance at Old Navy's store locator reveals they already have 8 locations in the KC area. Nobody is going to pass the four in Johnson County to come to the one on the Plaza, etc.

I 10000% agree with you, but I don't think KC is on their radar at all, especially with their (semi-recent) scaled back US expansion plans.

I agree with the earlier comments though that Zara would have been a better fit.

The old Jardine's spot just off Plaza has some action. Any clue what it is? And a bakery is going in on 43rd between Walnut/Warwick with Ragazza moving to 43rd/Main (Southmoreland).

Yikes... Alter'd State does not seem fashionable or high end either. It looks like a store for early 2010s suburban teens. Zara would have been a good alternative for Alter'd State (price points aren't that far off and it is much more stylish and modern) and Uniqlo would have been a good alternative for Old Navy (better quality, same or better price points, more stylish).

Just using stores that others gave as examples and giving specifics as to why they are better options. There are more stores than Zara, Uniqlo, Old Navy and Alter'd States though, and the developers should be considering the points I mentioned.

Also, I don't necessarily agree with that idiom in this application. Settling for mediocrity (as opposed to any evidence that they've fought for actual high end, upscale, or fashionable retailers - even Nordstrom is on the low end of "high end" retailers) devalues the Plaza overall, but go off!

It might be a good location since there are people that visit from NW Arkansas, Oklahoma and other parts that to be heavily religious.

i don't disagree that a lot of visitors to KC may come from heavily religious areas, but the KC region itself is also quite religious. so the store would not just be for tourists from OK and AR - just as likely for folks from Lee's Summit, Northland, Shawnee, whatever.

Do not kid yourself. Plaza owners are not hand-picking specialty stores to build some unique, conceptual retail paradise. They have payments and debts and leasing agents and they are going to get that shit signed as soon as possible. Yeah, they may have some ideal clients and they won't rent to a Smokes & Vapes, but any legitimate store is a potential tenant who will pay rent.
