I can't believe Cordish isn't begging the city to cap 670. Think about the appeal of that property if it had a park next to it instead of a highway.

I bet they are. $200 per month across 250 units is $12 million out over 20 years, without inflation.

The city e-tax on that is $6k annually and I bet average resident wages would jump increasing that e-tax.

Not just Two Light would have it in their interest to push for a cap.

Considering their renderings for 1-4 Light shows the loop capped it can be inferred it is at least something they're considering supporting.

Has there been any news on when Three Light is going to be announced? Maybe the capping would be announced when either 3 or 4 Light is announced.

That would be great. Three Light is supposed to begin construction before Two Light is completed.
For some reason I'm just not that excited about capping the south loop as I am completely eliminating the north loop.
That would be the biggest game-changer for downtown.

yeah but that's likely to take longer than capping the south loop because of the logistics of decommissioning and entire trench of highway.

Most of the predictions I've seen from real estate publications has KC's downtown boom losing momentum around 2020 which is probably when the 1-4 light phase is nearing completion (if demand remains high for 4 light). If that's the case I think it would be hard for Cordish to find motivation to even meet halfway with the city or MODOT on such a financially daunting project. It might be too risky for them by that point especially considering they wouldn't have any kind of financial return from a public park.

I would be interested in knowing what considerations lead to the conclusion of declining momentum c. 2020. Local conditions or national conditions?
