Apologies, I thought they were just asking for a general direction of where the picture was taken from since it was a not common pictureFangKC wrote: ↑Sun Jul 02, 2023 12:05 am KCKev, the brick buiiding on the right side is the Corrigan Building at 19th and Walnut. The brick building on the left side if the Mainmark Building at 17th and Main. The tall glass building at left is One Kansas City Place, and the tall glass building with Bank Midwest signage at left center is the Town Pavilion (formerly AT&T Town Pavilion. The tower with Stinson on it is 1201 Walnut.
Wooddraw, KCKev grew up on the Westside, but no longer lives in Kansas City. His landmarks need refreshing.WoodDraw wrote: ↑Sun Jul 02, 2023 1:05 amApologies, I thought they were just asking for a general direction of where the picture was taken from since it was a not common pictureFangKC wrote: ↑Sun Jul 02, 2023 12:05 am KCKev, the brick buiiding on the right side is the Corrigan Building at 19th and Walnut. What is the rent per SQFT comp?daGOAT wrote: ↑Tue Jul 04, 2023 8:13 pm KCBJ reported 20% prelease but the website is showing more optimistic numbers. Regardless the rents in Three Light our rather comparable to the recently opened Beaudry tower in downtown Los Angeles, which is entirely luxury. The fact that DTKC is demanding rents as high as DTLA is insanely positive and should bode well for the 14th and Wyandotte and 13th and Main towers that may break ground next year! Exciting times in Kansas City
That's a problem with modern architecture these days and the perceived styles that tenants like/want. Some developers are playing with, or have played with, different architectural styles than just glass recently and to much success. In Kansas City, the problem is that we've only had two developers really develop residential high-rises downtown recently (Cordish and Copaken) with the Loews and 1400 Baltimore being the only other high-rises developed. With no competition or other options being presented on the design front, you get more repetition in terms of design with little variability amongst them (at least Copaken's all have separate design styles. Arterra is the best of the bunch so far).
Could really care less. The Lights row will be largely hidden from view fairly quickly with the highway cap and other buildings already in front of them and in the future. The goal is people. With more people and increased demand, design will improve accordingly.
If that is true then I imagine a bunch more of these towers will be popping up soon. The rents would be too good.daGOAT wrote: ↑Tue Jul 04, 2023 8:13 pm Regardless the rents in Three Light our rather comparable to the recently opened Beaudry tower in downtown Los Angeles, which is entirely luxury. Studios in the Beaudry are 550 sq ft and start at 2,400 monthly.langosta wrote: ↑Wed Jul 05, 2023 9:56 amWhat is the rent per SQFT comp?daGOAT wrote: ↑Tue Jul 04, 2023 8:13 pm KCBJ reported 20% prelease but the website is showing more optimistic numbers.
