Some movement on the 10th & Main tower project
The team chosen to build a transit-oriented project at 10th and Main streets expects to convert its high-rise concepts to a defined development plan between now and next summer.

The tower initially was planned with 170 to 240 units, 70% of which would be market rate. The 30% balance would be offered at different affordability levels — with 10% reserved for tenants making up to 30% of the area's median family income (MFI); 10% for people earning up to 70% MFI; and 10% for those making up to 120% MFI.

The latest plan...
Live and Ride KC Partners' plans now fall on the more dense side of that unit range, around 240 apartments, all of which would be made available at or below 120% MFI. One-fifth of the final units would be rented at lower rates, with 10% at 30% MFI and 10% at 70% MFI.
Stricker said the change came as his team identified a large number of market-rate units in Kansas City's multifamily pipeline for the next several years, but a limited supply of more attainable workforce housing.

Highly doubt we get the "taller" version if this is going feature such a large affordable/LIHTC component. 20% of the units below 70% median family income? With possible parking constructed as well? Not seeing a 30-story designer tower coming out of this...

No reading the story makes me think smaller units and less parking to meet the affordability requirements.
Tbh not a bad strategy. Compete on price vs amenities, plus fantastic location.

The tall version or the shorter version, it doesn’t really matter. As long as the design is high quality and this actually happens to fill in that gap, it’ll be extremely beneficial.

From what I read before, they're fleshing out all the details & looking for where to get incentives from now until late spring...hope to start construction late next year.

I just wish we think big where ever possible. With the streetcar there to me the density alone is important. Higher and higher!!!

I have no new updates to share, but decided to see what the views would be like from the top floor of this building. I forgot about how tall the building would be and believe, after looking at the recent rendering, I just barely overshot the height by a little bit. Regardless, I'd say the views this building will have are better than the Light Towers (just my opinion). I like that you can see more of downtown's older buildings from this vantage point.

I doubt it’ll be what we were first shown for sure, I’d imagine this one manages to squeak through though, albeit will likely take longer than we’d all like

I think it’s happening. They said next June is when they can really start moving. This project has good vibes, good people.
