First permit today for the 531 Grand project (140 units, 7 stories, parking pedestal).
It is a Commerical Building Plans Review, which usually means a project is a go, but is a couple months out before any dirt gets moved.

Do you have any good intel on this project? I've heard that it's supposed to incorporate ground-floor retail so that it's not a pure parking pedestal.

Questionable intel: On this forum, or elsewhere, it was stated that there would be a 10,000 sf single tenant commercial space. Further rumor indicated that an 'organic' grocer was being courted.
I like both ideas and hope it is to be.

The rendering I remember seeing had first floor retail, I just failed to mention it in the previous post.

Was just looking at the KC Biz Journal article about downtown development since the announcement of the streetcar. In planned projects it mentions River Market Antique Mall (alongside the RM West & Centropolis projects), what is this project about? Do not remember hearing anything about it?

Lots of permit activity going on with 531 Grand lately. The project is described as a "Mixed-Use Development", designed by NSPJ, 140 units, and 6 stories tall. I don't think renderings have been released for this project, have they?

Fang, the 531 Grand project is separate from the Centropolis project. 531 Grand is one block to the south, at the SE corner of Grand & Missouri.

This is the only one that has come up so far for 531 Grand. just spoke to planning. looks like they just received a counter review, which does not generate a planning staff report (that would normally contain renderings, etc). the planner who approved it on may 19 is out of the office.

The city owns all three surface lots at 5th & Main. They recently put out an RFP that stalled out.

Well at least being owned by City helps reduce one major step. After 3rd/Grand developer is selected, would hope to see City pursue those other surface lots.

However if TIF is helping a project that can't happen w/out some public help, expanding on garage needed anyway is better than allowing TIF with no public benefit. The cost of a garage is high but if it needs to happen anyway (with public help), adding another floor or two is not as costly - the developer and public benefit in the end.
It doesn't need to happen with every surface lot replaced, but the one next to City Market would still need public spaces.

Earthing, the City owns those lots (west of City Market), and the one south of 5th Street and west of Main. The City put out an RFP to developers last summer for new development on those lots. The City's original conditions were that there be first floor retail, apartments, parking for residents, and replacement of the 158 parking spots on those surface lots--thus a garage.
Someone else will have to speak to the status of those RFPs.

One thing I would love to see with that SW lot is for it to add an Indep Ave facing use and the city adds a sidewalk along it from Delaware to Main.
