The steps, building to the south and parking lot behind both all go together. It's owned by a local. if you do enough searching you can see they live nearby.

Unless I'm looking at this incorrectly, this development appears to be in front of the garage, not on top.
Phase 1 looks like it would be on the site of the Tivoli and phase 2 would be on the site of Char Bar. 515 Units in total.
I don't know about this. Westport needs more residential and this would be a good addition, but why not build this on the parking lot across the street instead of displacing quality establishments?

The project does have 1st floor retail/restaurant and 2nd floor offices.
Maybe Char Bar could move into the restaurant space in phase 1 and wouldn't have to close down for any significant amount of time. (although they wouldn't have their outdoor space).

Hmm. Not liking as much either. If it were on top of garage and entrance facing Mill St it would be fine.

If Tivoli goes I'll be very upset. I mentioned in the other thread I didn't care too much to see Char Bar go (I worked there for awhile and don't feel much affinity to the owners) but the Tivoli is an institution. Would be sad to see this go and a crappy auto garage and surface parking remain. Not a fan.

The theater itself is in the taller building to remain, but the ticket sales area is in the part to be demo'd. If they stay, they would need to reconfigure things.JBmidtown wrote:If Tivoli goes I'll be very upset.

This looks like a great project for that area. The rendering shows the Tivoli staying. That strip mall thing isn't much better than a parking lot and if this is built, you can bet the parking lots will see a lot of development interest.
Having said that, does a project like this have a chance in hell in getting neighborhood approval? Seems like people are really hung up on not making the Plaza/Westport area more dense.

The header on the Bizjournal article says something like 'Don't Freak Out - Development Plans Only Preliminary' or something like that. Maybe the developer wanted something like 10-12 stories and is overshooting so that when they negotiate with the businesses and neighborhood they can be accommodating and wind up chopping off a few floors and end up with a more palatable height?

Kcjak is right. The developer is overshooting on the height, and will negotiate it down to 8-9 floors.
The reason they are tearing down the retail buildings, and not building on a vacant lot, is because they want the parking garage attached to the apartment building. I have a feeling that parking garage has a lot of unused parking spaces.
I think the reason they aren't building atop the parking garage is because they installed solar panels on the top floor of the garage.
