there are lofts right on I-70 in the north loop, on both sides. i lived in atriums east for a while, right above the Valero station on the I-70 access road. the traffic noise was kind of loud when the windows were open, but i rarely had them open. even then it wasn't that bad - it was basically baseline "urban noise pollution" like you'd get in manhattan or downtown chicago.

Actually, I think being closer to the ground is better for a little bit; the trench effect of the north loop directs the sound on a more upwardly trajectory. After that, it gets worse and then gradually better again. Generally, line of sight makes a big difference, depending on whether you can see it from where you are or not.smh wrote:How bad is it? there's outside decks that are within feet of the L in Chicago and that's thing can screech worse than any car noise.
the Cold Storage lots are next to the HOA bridge and I see windows open all the time. there's those new apartments near the Broadway Bridge. There's that nice condo building at briarcliff near both MO 9 and 169. there's a half million dollar home (or close to) in the westside that has a deck with the sounds of I-35 because they're literally next to it on a hill (went to during a downtown home show)
it's a part of living in a downtown to have noise. I'm sure there's people moving from bigger cities who want it because it's familiar.

I've been waiting for this to happen as well. Very excited and happy a developer is interested in doing this.
I have to say, if the east village doesn't get off the ground in this climate then swope developers should just get out of town and let someone else do it

The rents are understated.
They will be higher by the time they're open. Will be 5 to 10% higher. Just where the market is headed.

I hope the momentum continues and a high end hotel picks up the Federal Reserve next door. With streetscaping and new life right there and accessibility to the street car line, I think its just the beginning. Pickwick should come on line just after or around the same time as the new One Light tower.
