A Hotel Indigo is proposed for part of a $33.3 million Brookfield Building renovation at 101 W. 11th St. by Wisconsin-based Great Lakes Management Group and Kothe Real Estate Partners. The team has earned property tax abatement from the Chapter 353 Advisory Board, a Missouri urban redevelopment authority, to repurpose the vacant 12-story building into a combination boutique hotel with 113 rooms on floors two through nine and 27 apartments on the top three floors.

This week's LCRA meeting includes a proposal for a Hotel Indigo to be located at 2020 Grand, aka The Kansas City Costume building. Not sure what this means for the development of the Brookfield Building, but I have to assume that the Hotel/Apartment plan has fallen through.

I was hoping that the Kansas City Costume building would become a larger retail store again at some point once population density grew enough to start supporting these types of stores downtown again.

There is no building more toxic in downtown KC than the Brookfield building, probably both literally and figuratively.

Dang, that is disappointing. The Brookfield Building has so much potential to bring to life a dead intersection of downtown. I hope another plan is in the works.

The costume building is also a good location luckily. Could draw more amenities to an area lacking in them but not lacking in structures. the assurant lot forms a real barrier to this area.

According to this article, the Brookfield is still a go.
The site on Grand is the second Hotel Indigo proposed for the city’s core in recent months. Hotel Indigo, part of the InterContinental Hotel reservation system, also is involved in a combination hotel/apartment redevelopment plan for the vacant 12-story Brookfield Building at 11th Street and Baltimore Avenue.

no permit activity at brookfield. seems odd that indigo would plant two flags in this market... but, hey... HOTEL BOOM.

Permits are finally starting to come through for this project. It appears the lofts will be called "Fairfax Lofts".

Taliaferro and Brown has decades of downtown expertise, but mostly known for civil engineering and planning.

Redevelopers also are saving another long-vacant downtown office tower, described in a blight report as having the worst case of interior mold an inspector had seen. The rehabilitation plan is an unusual — for Kansas City — combination hotel and apartment project in the Brookfield Building at 101 W. 11th St.

A Wisconsin-based development team of Great Lakes Management Group and Kothe Real Estate Partners envisions 113 hotel rooms on floors two through nine, topped by apartments on floors 10, 11 and 12.

The Brookfield Redevelopers have signed on with Hotel Indigo, a national hotel group that interestingly also sold a franchise for a Hotel Indigo in the Crossroads.

Neil Hirsch, an Indigo spokesman, said the hotel company is excited about entering the Kansas City market with two properties that “will tell their unique neighborhood stories. We have a number of markets where we have more than one Hotel Indigo hotel — they each provide a unique boutique experience to their guests.”

Property finally closed, purchased by the out of state developer in the article posted above. Based on the interview with the developer and broker the streetcar construction was the major impetus for this developer to get into the KC market. Plan is 113 room Indigo with 27 luxury apartments above.
