Re: OFFICIAL - 909 Walnut
For the second time this year, multiple storage units in the basement were broken in to/had items stolen. For some mysterious reason, EPR hired back security (for their floors) as soon as their employees started coming back in.
As my 10-year run as a resident here concludes this month, all I can hope for is that Worcester gives up and sells to building to competent owners eventually, as the building itself is still quite nice.

Looks like it only took about 2.5 years for this hope to become (partially) true, as Worcester has put the building on the market.

Will be interesting to see who buys the building and what becomes of it.
Joel Worcester moved down the street into Wallstreet Tower, purchasing a condo and the lower level of the building. If you want a good laugh check out the tax history of the lower level units. The HOA allowed them to be re-deeded with just 84ish square feet of space accounted for, despite actually having more than 10,000K SF+ of space. Look at the impact of that on taxes. They paid just 19 cents in RE taxes the last few years for both units...

It's disgusting what some people get away with. Missing tax revenue like this is what Kathleen Pointer should be pointing out and highlighting ten times over.

There must be more to the story. There would have been a final plat subdivision with survey filed when it became condos and that would be public record. It had low taxes for a few years but is back up now. Not sure when their 2nd phase of 353 abatement started but there must be a reason for the low tax years, like some kind of incentive. It shouldn't be that hard to figure out with some digging if you didn't have anything better to do.im2kull wrote: ↑Tue Jan 30, 2024 3:49 pm

Re: OFFICIAL - 909 Walnut
The final plat from around 2005 showed 11,300 SF for those spaces. A replat changed/reduced that to 84 SF a few years ago... Likely for the unit owner to skip the taxes. Don't laugh too hard but the replat counted the door opening thresholds (84 SF) as the new SF number. The HOA must have approved.. no surprise given their questionable history. The remainder of the 11,300 SF became a common element, with the final kicker being that nobody can use it.taxi wrote: ↑Tue Jan 30, 2024 5:18 pmThere must be more to the story. Yes, and Worcester is selling the building after purchasing three large spaces down the road.KCPowercat wrote: ↑Wed Jan 31, 2024 11:33 amThis is a 909 walnut thread.im2kull wrote: ↑Wed Jan 31, 2024 10:37 amThe final plat from around 2005 showed 11,300 SF for those spaces.
