FangKC wrote: Sun Oct 22, 2023 5:45 pm It doesn't matter how big you make a levee. Levees are only a solution if the water against them is only for a short period. Prolonged floods that hold water up against the levee can weaken it, and water can percolate and bubble up on the other side of the levee in what is called a sand boil.

https://en.wikipedia.org/wiki/Sand_boil

https://en.wikipedia.org/wiki/Levee_breach

A flooded river is also different from a lake. Earthen dams with lakes behind them have a different level of pressure than a flooded river with a strong current pushing against it while wet.

Pumps fail. Ask New Orleans about that.

How will the region benefit from the improvements?
When completed in 2026, the Kansas Citys Levees Program improvements will reduce the annual risk of overtopping by nearly 200%, improve the reliability and resiliency of the levee and floodwall system as well as:

Improve deteriorated infrastructure;
Strengthen infrastructure to ensure performance during future floods; and
Improve levee safety and flood awareness.
The completed project will reduce the potential for loss of life, economic consequences and environmental impacts.

Levee systems reduce the chance of flooding, but they cannot eliminate all flood risk. That's why program benefits are maximized when local governments and stakeholders understand and act on their shared responsibility for flood-risk management by:

Managing floodplain uses and choices to help limit flood-related damages;
Putting in place effective safety, evacuation and continuity plans and processes; and
Educating the public about steps they can take to reduce flood-related risks and impacts.

Nice article on the Rock Island Bridge from Startland News. Looks like progress is being made on the levee trail and The Yards phase II as well - looking good.

More KCK than West Bottoms. A wonderful vision that Strawberry Hill could be a fabulous village for the best skyline view homes in the metro.

Gotta say that the latest phase of West Bottoms Flats turned out nice. They even put a little outdoor patio space and restaurant spot at the corner of 9th and Wyoming. Larks Shuffleboard will move into that space. Searching Lark's up, it's a new national chain with no present open locations. So KC will be one of the first locations for this. Interesting concept and I hope it does well.

While I'm still salty with the MCM Company tearing down that 2-story building on Wyoming after previously saying they'd redevelop it, I do appreciate the work they've done on this big block. It gives a taste at what the West Bottoms will be like more and more over the next decade.

Nearby, the Rock Island Bridge will open this summer. I went by it today and they were putting new steel up on the bridge for the event space and kitchens. Can't wait for that to open since, when I got to go on a small tour of it late last year, it was said that the restaurants on the bridge will be locally owned and operated.

Near the Rock Island Bridge, "The Yards" phase 2 is close to being entirely framed. It's also been named "The Helm". https://thehelmkc.com

Wasn’t Larks the company that was going to take the TopGolf space in Wall Street Tower?

Yes. However, that proposal was blown out of proportion and was nowhere near ever happening. It's 100% dead now. Larks is a vaporware entertainment concept. They have no actual, physical locations and no sign of being able to make one happen. Just digital artwork and teasers. Much like a lot of other vaporware projects folks are latching onto these days.

If this Lark’s thing falls apart at West Bottoms Flats, it’d be nice to get a restaurant/bar in that space. It’s set up for it

This line made me laugh. “National chain” with no locations….

Doesn’t sound too promising but but looks like it would be a nice addition if it happens.

I still can't believe it's happening.

Thought for sure it was one of those "Wouldn't it be cool..." ideas that never goes anywhere.

WB has a lot of energy at the moment.

West Bottoms is a quiet underdog in the race for the best neighborhood in KC. The fabric and building stock are there. Fun things like the Rock Island Bridge are coming to life. This next decade will see this neighborhood blossom.

I agree with you. As downtown continues to gentrify, it just makes sense for the West Bottoms to become that older, grittier, more affordable neighborhood and it should remain safe in that category for the next 25 years. I can't imagine any major new projects that would land down there to cause any major price escalations in that time frame. It is a interesting location for a new football stadium in 25 years or if that ever happens.

Great video by the Rock Island Bridge team.

West Bottoms has a ton of potential for development. Deep pocketed Somara Road has a lot of buildings and purchase rights assembled to keep them busy for the next 10+ years but there's still a lot of vacant lots & low density use land that can be developed without even touching the larger industrial users. I would love to see more transit and connectivity to the city as well as street infrastructure like actual curbs & sidewalks. Maybe a CID will be the next step as more residents move in.

If we ever do a metro streetcar/LRT proposal, I think recreating the LRT/streetcar down the 12th St. viaduct and under the Central Ave. bridge to KCK would be amazing (but probably not financially possible.)

Honestly, if anything any new projects would absorb most the demand out of the area and help to keep it relatively affordable. I’m unsure what West Bottom Flats current occupancy rates are, but’s they’re commanding a handsome price for their units, so competition could be healthy for that neighborhood long term, and mixing in new stock would help push the quality to make the overall neighborhood substantially better. Just my observations on what the market could provide to it though.
