Yes, please don’t paint brick. I just wanted to point out that brick being painted isn’t a death sentence for a building or anythingFangKC wrote: ↑Thu Feb 17, 2022 12:52 pm Many say brick shouldn't be painted.

Re: Columbus Park Redevelopment
Yeah am in the camp that painted is an insult to the brick. Aged brick in particular gains more character over time.Chris Stritzel wrote: ↑Thu Feb 17, 2022 12:35 pmIn my view, painting brick is a sin. I’ve seen houses with beautiful old red brick painted white or gray, along with a whitewashing of the interiors, and honestly, it ruins the character of those homes. Might as well have just demolished the house and built new at that point instead of bastardizing it.
I get what you mean though. But in the future, once trends revert back to people wanting brick in its original color, it’s going to be very hard, or impossible, to restore that brick back to the way it was.

Re: Columbus Park Redevelopment
Great to see. Urban core needs more townhomes but I mean didn't know this site would be difficult? Did anybody look at the site prior to starting the project, anybody could have figured out that's a PITA site.
I wonder how well they will sell hugged up against on onramp.

Re: Columbus Park Redevelopment
You're welcome. Took a little while for it to be posted to Compass, but now its on there and we can track it. The application states that this is part of the Columbus Park lofts, so I imagine it'll take a similar design and approach to what's been built nearby. If not, I'll be pleasantly surprised. Either way, it's good that this part of the neighborhood will get a little denser with tons of room left to grow in the future.

Re: Columbus Park Redevelopment
Looks like it's the expansion of the CP Lofts in the original plan. Can't find any pics of that whole plan.

This parcel is for sale at the NE corner of 5th and Holmes. Chris, have you looked at it?

Re: Columbus Park Redevelopment
I’ve taken a look at it. I could definitely do something there, but the problem now is uncertainty in the economy and material costs. If I were to do anything here, it would probably be 3-stories and 24-28 units, if designed well, with a retail space fronting 5th. For a similar sized project to what I’m thinking, just with a way different design, see 3172 Morgan Ford in St. Louis.FangKC wrote: ↑Fri Sep 30, 2022 2:39 am This parcel is for sale at the NE corner of 5th and Holmes. "uncertainty in the economy and material costs", i.e. it's not going to happen, at least not now maybe in 3-5 years provided the economy is better. Really I should say provided the supply chain is stable with a reliable workforce. The economy has slumped for sure but is still standing. It's taking punches like Rocky but still can muster a knock out if needed. Just a weird market

Re: Columbus Park Redevelopment
I’m only in my early 20s, so to pursue a project on my end of larger substance doesn’t seem wise right now.
I do want to push to get building codes rewritten for the future though. In particular, allowing for high-rise, cross laminated timber construction.
