The 46Penn developer should just purchase the church building already. Clearly the owners are trying to sell it. That preserves their view and the historic structure which could be converted into a unique beer hall or something fun like that.
Otherwise, I don't feel like 6 condos for ultra wealthy people is really adding much density, just visual density. The earlier proposal featuring apartments (different developer?) brought much more density to the table.

Isnt the owner now the guy proposing this development? Great point, if Block wants their view, they should have just bought the church. For as involved as they have been in the fate of that parcel it would be surprising if it hadn’t been offered to them.

A good model for this concept could be The Preacher's Son in Bentonville. I like the idea to re-purpose the church into a beer hall/ food hall or entertainment spot. Could be very hip and unique, a vibe better than a corporate packaged place. As for luxury condo isn't there a high rise going up at corner of SW Trafficway/Madison & 47th? The vacant land in front of the B&R building. That will add residents, just not smack within the Plaza Bowl as it were.

^Ideally residential with retail below. Add an appropriate Moorish tower higher than residential with functional public use to appease the NIMBYs and bowl purists. Good time to challenge height restrictions with 2 residential proposals and apparent Mayor Q support. Should first release concept just above height restriction even if Plan A is within limits.
Would be foolish for Plaza to be stuck in the last century continuing mostly as a mall. Time for broad mixed use.

What a total joke. And now a gravel parking lot will remain for a least another three years along Jefferson at the terminus of Nichols while Simon farts around trying to drum up a mediocre solution. This is as embarrassing as the Mission Center debacle.

Yeah if not for coronavirus we’d have that Nordstrom there no question. As it stands though that site is a scar on the plaza. Not being intimately familiar with the rules of the bowl, what would be that max height of a residential over retail building that would conform to the rules and what is the max height that could realistically be given an exception?

Not a good sign. On Simon Property Group, which acquired most of Taubman recently, most recent Plaza owner...
Ideally Simon/Taubman sell the Plaza to a healthy urban mixed use owner that has the diversity to handle tough times and can bring large capital improvements to Plaza.
