From my review of the PIEA submittal documents, the building on NE Corner of Brush Creek Blvd and Troost is outside the scope of the 45th & Troost Mixed Use proposal.

The building that burned is going to be demolished for the apartment project. The 3-story building to the south -- on the corner with the faded Auto World sign -- is not being demolished as part of that project.

What's the address of the burned building? I thought it looked like the Auto World building you mentioned. Thanks for the correction.

The Apollo Theater is under contract, as is the Shoe Warehouse building across the street.

The two buildings to the north of Shoe Warehouse currently host a junk store that has been having a going out of business/moving clearance sale for a while now. I wouldn't be surprised if those buildings are under contract as well.

I have no idea who might be behind this (or whether it is indeed a single entity), but with UC-B building the apartment building on the corner of Linwood, I wouldn't be surprised if they were looking to buy surrounding buildings on Troost like they did with Scholar's Row.

I don't see any details of the project, but googling 3930 Troost LLC shows that they applied for MHDC Financing/Tax Credits for 25 affordable 1-bed apartments($500-$575). This is right next to Bishop Sullivan Center, so it might be a good guess that they are involved.

I really hope they tear down the addition in front of this building. I have always thought this is a great looking building, but it needs some love and is obscured by the addition. I hope they put some money into bringing the exterior back to it's former glory.

Well the junk store is probably out of business after the fire Monday night/Tuesday morning. All three buildings on the west side of that block were damaged.

Well it looks like the Shoe Warehouse and the Apollo Theater are both slated to be medical marijuana businesses (pending license approval, I assume). The Shoe Warehouse is proposed to be an infused product manufacturer and the the theater is to be a dispensary.

Those both seems like rather larger spaces for those uses. I wonder if the buildings would be split for multiple uses. There are different business names on the applications, so they don't appear to be related.

Low-Income Housing Project to Serve Homeless, Young Adults with HIV/AIDS

A 50-unit apartment project that will set aside one-fourth of its units for homeless, young adults diagnosed with HIV/AIDS is planned for 31st and Harrison streets, about a block west of a reviving stretch of Troost Avenue.

That’s such a cool idea. I’ve read an article or stat before where I believe it said it is actually cheaper to house homeless people and help get them on their feet, vs not doing it. I’m not sure of the validity of that though

Much of the expense of homelessness for society is that people repeatedly end up in emergency rooms. They run up huge bills they cannot pay--often because they are living with chronic illness. Some also end up in jail regularly, and that has costs as well. The biggest providers of mental health care in the USA are jails and prisons.

The housing is important, because it's nearly impossible for a homeless person to hold down any type of job, or find employment to get back on their feet. Homeless are not always people with substance abuse problems. Many times they are simply people who lost their job, couldn't pay rent, and don't have money to put down a deposit on a new apartment.

Another thing to keep in mind that if you are over age 50, and suddenly lose your job, unless one is highly skilled, it usually takes months, not weeks, to find another job. If you do find one, it often will be for less money than the past job. I think the often-cited statistic is that 40 percent of Americans don't have $500 saved for an emergency. Many carry high credit care debt, or are into high interest payday loans.

The most common things that cause financial ruin for people are losing a job, and medical problems.

Another thing is that foster kids aging out of the system have very high rates of homelessness.

From the minutes of last month's LCRA meeting:
27th & Troost – Request for Proposals
- One developer responded and they will be asked to submit a more detailed
proposal for future Board consideration (Hamilton/Long)
- Potential developer has constructed several successful projects in midtown
and has a good track record (Flisram)
I'm a little surprised they only had one developer respond. Sounds like it might be UC-B.
