Hell putting this in downtown KCK next to the 7th street casino would make more sense than this
ANYTHING would look better than Isle of Debris. The new paint job they did on it looks horrendous. That lovely...brown.

It seems confusing because of the brand, but outside of that the location seems pretty solid. Great visibility, easy access, lack of upscale hotel rooms in that area, sports & events nearby, easy to shuttle people to entertainment, continued development seems likely, plus incentives. I can see why they were able to pull in something better than La Quinta.

StarBonds in the Legends area have actually worked, though. This isn't like the stupid bond's they've issued for things like Prairie Fire that never had a chance to not suck. The only thing Wyandotte County has done to hurt the metro with any part of this was move the DFA HQ over the state line, but that was part of an extensive deal that also involved a new DFA plant on the other end of the state. Most cities have a successful outlet mall-entertainment area and they're usually about as far flung from downtown as Village West. We should be glad that it has worked out rather than end up like St. Louis Mills or The Great Mall. It's also nice to have hotels out there because a lot of the affordable hotels in KCMO and JoCo are dated and just plain awful. Some of the airport hotels are pretty bad too, but I don't judge there because most of the airport hotels in Wichita, Omaha, and STL are just as horrid.

Any news on the Hard Rock hotel or Menards store supposedly going in out there? Seems like projects move really slow getting developed in that area.

Hard Rock Hotels probably figured out that 110th and I-70 would be the most ridiculous location for a hotel like that in their chain and no matter how much money was handed to them via star bonds, it was probably not what they really wanted to do.

Menards on the other hand fits the area perfectly and I'm sure that they will build a store there. I'm sure they will get some incredible incentives even though they don't need them, but I would guess they will be out there soon enough. It would be much better for them to locate in a more populated part of the county though like near Indian Springs or the old Walmart on State Ave. But KCK is all about building out in the middle of nowhere.

Building the hotel in that area might actually work, but building a Menards in either would be a disaster. For one, the people of Bonner Springs, Lake Quivera, and Leavenworth County won't go that far into KCK. The Indian Springs Mall area has only continued to decay since the mall closed. The area around where Kmart was is occasionally in the news for sketchy activity.

Menards likes to be where other Commercial is and at 435 and State Ave theirs a lot. Because Speedway,Sporting KC,T-BONES,Cerner,other Soccer types and so on Hard Rovk Hotel will be built.

Looks like it's about 50-50. They like to start brand new retail areas on the edge of town too.

KC (1x), Jeff City, Sedalia, St. Joseph, Osage Beach, Rolla, Kirksville, Springfield (1x)

Some of these stores they're the only retail in the area.

Yes but already Car Dealerships and so on by where Menards is going.

KCBJ article today/tomorrow says Hard Rock plans summer construction start:

The developer behind the Hard Rock Hotel in Edwardsville is finalizing plans and aiming to start construction in the summer, the Edwardsville city manager told the Kansas City Business Journal. City Manager Mike Webb said the project, proposed in August 2018, is still moving forward, though a series of minor revisions in plans along the way caused delays.

The project is part of Village South, a proposed development south of the Kansas Speedway. The Village South project has gone through a number of changes since it was proposed in 2016. Original plans envisioned a two-hotel complex operated by Holiday Inn and La Quinta Inn with 185 rooms and including a 12,000-square-foot conference center.

Developer Compass Commodity Group III LLC has transformed the plan into a single Hard Rock Hotel that will run 10 stories and have 230 rooms. Sitting on 15.5 acres, it will include a hotel and 32,000-square-foot conference center, two restaurants, a coffee shop, nightclub, fitness center and retail. It also will include a 450-space parking lot.

It will sit just south of Interstate 70, and the speedway will be visible from the hotel’s rooftop restaurant.

Webb said the city has been in contact with the developer, which plans to start work in the summer, with an 18-month projected construction timeline.

The project is receiving several incentives, including a 1-cent, 22-year community improvement district tax, plus a 20-year tax increment financing property tax abatement.

Incentives for an amphitheater when Sandstone (or whatever it's called now) is within what? Half a mile?

Yes, thus my comment on the Washington Square Park redevelopment thread about always putting amphitheaters/concert spaces in big projects.

Also, concert spaces of any kind are useless unless the property owner has a budget to program the space.

A good small music facility design is one that can be used for something else.

So I could see them not installing one but putting in cool flex space that could host music. Don't put a huge slope in but put in poles for nice lighting that also are beefy enough to hang a sound system from and are pre-wired


Do like Zona Rosa does for their event space and the parking is spread out. Part of the experience could be walking to the concert past art.

Not that I agree with incentives, or even an arts facility in this location, but the amphitheater somewhat makes sense in this spot, given that it is designed to be a school for aspiring "roadies", music producers, artists, etc.
