This is a foolish and ignorant statement. Conservative, maybe. Developments of this size involve tremendous risk, a shit ton of money and a lot of work – which includes employing a lot of people. They have done a lot of large and important developments downtown and throughout the metro area. This will only help the Crossroads. I understand their concerns, but this isn't tearing anything down and will add affordable rents to the area in addition to bringing more retail and adding some architectural flair! Love this project and it should get approved ASAP!

It looks much better than what I was imagining in my head. The only concern that I have about height is that it may satisfy too much demand and delay prolong the existence of our parking lot hellscape. I don't think that this particular building will soak up all the demand or anything, but if a lot more of these were built that could happen.

I'd rather see the empty lots fill slowly with decent towers than fill rapidly with mediocre projects that we'll then be stuck with for decades.

I don't understand the question.
Build more structured parking and agree to a cheap lease/easement for the owners of a surface lot, if they agree to sell. I think some of the owners of these surface lots wouldn't sell/develop unless they can have replacement for their parking (if the parking lot is specifically for their business, not just a general paid parking lot).

Have brought up in past idea of City buying lot along streetcar in Xroads and building a mega garage (surrounded by retail) that serves entire district. This frees up developers to build other surface lots not having to factor much parking while those losing the lot can use the city garage. The purpose should be to encourage development filling surface lots, not subsidize parking. The city garage should charge market rate. Other cities do this but often for wrong reason. Thoughts?
On dedicated parking for new residential buildings, are any above avg rent apt buildings struggling to rent because of no dedicated parking spot? The one next to Reiger Hotel I believe has few dedicated spots... have they leased all units? Was it a struggle specifically because of parking?

How about the Streetcar TDD building a mega garage near a stop, or several garages near stops. It would serve all the people in the TDD and further the vision of why we have the streetcar to start with.

There's a proposal to do what you're thinking about, but not on the city's dime. It has yet to surface and may have changed since I was last briefed. Also, the city has no incentive to purchase land along the streetcar since we've used value capture to fund it. 1914 Main struggled initially because people moving downtown from the suburbs bring their car mentality with them and no one likes to pay extra for things they normally get for free. Get rid of one car? Find off-site parking? Pay for it? ARE YOU INSANE? No, we're not. Stop bringing all of your cars with you!

Are spots available to allow undeveloped lots losing spaces to use such garages?
One in Xroads and one near Paseo bridge if casino streetcar extension occurs would otherwise have its place in order to allow filling other lots. Near Paseo bridge would keep that many cars out of downtown.

Like this project. Perfect scale and design. 18th Street has taller buildings on it now.
The Crossroads people concerned with the height need to understand that new construction requires a certain amount of density.
Is it any wonder none of them have built new?
18th Street has become the main E-W thoroughfare and it needs density.
Way too many surface lots exist.
I can see 18th St eventually becoming an art and music epicenter, someday connecting the galleries to 18th nVine.
I hope this happens ASAP.
