Discuss items in the urban core outside of Downtown as described above. Everything in the core including the east side (18th & Vine area), Northeast, Plaza, Westport, Brookside, Valentine, Waldo, 39th street, & the entire midtown area.

main street special review district is meeting on jan. 12 to consider the following:
Case Number 9817-SR-302 - To consider approval of building, parking and landscaping plans for a new building proposed to be located at 3314 Main Street.
spoke to city planning. mr car wash 103 is doubling down on CARS. this will be a drive-up detail shop. technically allowed by zoning, but not allowed by the special review district. if SRD denies, they can appeal to CPC (who will probably approve).

They’re desperate. Not getting near the business they used to and have to find another revenue source. Once the streetcar goes in, they’ll sell for a new development. Will probably make a pretty penny on it too since they have such a large piece of property.

Confession: Car Wash 103 is my favorite car wash. Not that it's the highest and best use, but they get my wheels looking gooood.

The best thing that could happen is that the same developer buys all the street frontage on the west side of Main from Linwood to 34th Street and demolishes everything except the ABC Warehouse, and the 3-story building at 3240 Main. Then that developer could fill out the rest of the block with a 6-story mixed use apartment building with some retail spaces.

3240 Main is connected to the other ABC space next door with a door on an upper level.

Last time I was in it about a decade back there was a ton of water in the basement. It’s not a bad structure but it wasn’t maintained for the longest time.
