I'm thinking that I heard that this was a two story podium construction....?
If so, it would seem to indicate that it would be concrete on the first two floors, and stick construction on the upper five.

In Bizjournal, 7/14: "Block said the developers are considering an expansion that would add about 50 more units." No comment on whether that would be up or out, if there's even room for out.

Word also says that the Muehlebach was found 'not eligible' for Historic Tax Credits, by the state of Missouri.

I anticipate that they simply did not accept the premise for eligibility provided in the application.
There are pretty stringent guidelines that need to be met and I have to wonder if the extreme isolation of this property and the lack of surrounding context wasn't a deal killer.

That could be Loftguy. It could also be that it was determined that the building wasn't a significant part of the Muehlebach brewery complex. For example, the building was at the far south end of the Muehlebach brewery complex. It might not have been part of the brewing operations for most of the history of the brewery, but was purchased much later and only used to store crates of beer, or extra storage of used equipment or something like that.
Although it does seem strange that if if were a less significant building that Muehlebach would have gone to the trouble of placing a concrete building placard on the building.
If I were the developer, even without the historic tax credits, I would reuse the building, and add the additional apartments by building higher--adding one more floor or two on the other parts of the lot. The Muehlebach building is just the right size to reuse as a restaurant or bar.
What are the height limits in the River Market? They might be able to get a variance since the building is on the edge of the RM next to a highway.
My guess is that the additional 50 apartments will require 50 additional parking spaces in the garage, and the Muehlebach Building will be demolished to expand the garage to accommodate that need.

In my dreamland world, where the north loop is wiped out and the grid is restored, we are really going to miss these buildings that are seemingly isolated at the present. Some recent parking numbers are a spot for every other bedroom.
