The area that will probably have an underground garage. They might be able to excavate only one story down. That might be enough parking for the apartments.

Hopefully the city deeds over the triangle of Walnut at 20th that is a legacy of its one-way car sewer days.

This is a line item in the latest PIEA docket:
Resolution approving a Proponent Funding Agreement and authorizing preparation of a Qualification Analysis and General Development Plan for the 20th and Main PIEA Area.

I don't know if this refers to a new development for this area, but my gut tells me this isn't referring to the hotel going in on the southeast corner.

Guess we will have to see.

Has anyone heard of something imminent at this corner?

Only thing I've heard (maybe on here) is that from the corner to mid block has all been obtained by one entity and a bigger plan than just the empty lot on the corner was been organized.

If the entire property is set for eventual redevelopment, it is interesting that a Mexican restaurant (I believe the name is Jaliscos) is planning a move into the building directly north of the Midwest Hotel.

I did confirm everything from the old DB to the corner is owned by FOK LLC.... Doesn't mean they would tear it all up though.

Hadn't heard about this Mexican restaurant... Any other details?

Just as an exercide to estimate the height of this building, I compared the available site and to the site for 1914 Main, which houses 44 units in a 5-story building (4 floors of apts over 1 floor of retail). It looks like this site can hold about 5 buildings the size of 1914 Main. Assuming no parking structure and a flat building with no towers (both big assumptions) it puts this building around 6-8 stories.

I'm disappointed in this...wanted a bigger retail element.

Can't complain about nearly 300 more units along streetcar line. Would like to see a lot more of those filling in surface lots along the line - but yeah, with streetfront retail space. The projects along the line need to be more carefully scrutinized and thoughtful long term about creating a contiguous urban pedestrian scale vibe, not a series of isolated projects. And with more suburban minded developers that may be interested in downtown, scrutiny will be important as 100 year impact decisions are made.

I agree with you, just nervous about size, design, etc. This is one of the most prominent blank slates downtown.... I don't want it screwed up.

Saving the hotel is awesome though.

Any word in the story how much retail space? I felt this would have been a great block for a lot of retail amenities for the neighborhood.

Besides the apartments, it will have about 15,000 of retail, including the restaurant on the old Hereford House site along 20th Street. The project will include new underground parking.
Not sure if retail along Main though. Also mentions a rooftop pool.
