Lane4griup will take Residents and City's suggestions. Star has done an updated story. Sears and Glenwood Arts will stay same with Olive Garden,Red Lobster and China Star Buffet.

Looking forward to seeing what happens here. A lot of potential. Something like Park Place or Mission Farms would be interesting.

First I will start with Metcalf South Mall turn it into like Ward Parkway Mall by convincing TJMAXX to relocated to it but here your would get to Homegoods inside of it not like Ward Parkway Mall have to go outside and next Store and go the down the Stairs but it's up if you came in from the bottom meaning First floor Himegoods and 2 floor THMAXX. Also convent Sears Auto Center that's going to be torn down into the Grocery Store maybe Dillion's back or Festival Foods or convince Kroger that has a store in Rolls,MO or Deibergs or Resaors or Schnucks or so on near by but nit here to come,also try and get MCSPORTS,Boston Store/Yonkers/Narcus Neiman/Boomingdales to open. Fill rest of spaces with Small Shops and Paf Sites with Fast Food Chains.

Know 95 West former BP Casey General Store or Kum and Go or even Chevron because that place has none here and has an Office in Deer Creek. Former Mexican Buffet with Pizza Ranch or Western Sizzler. Sports Authority,Gordmans,Books A Million,Marshall's,Lowes are place not in Overland Park they could get.

Would still like them to resurrect the senior living center development idea. I don't know if the market is there for another Park Place. This is JoCo, but the surrounding areas aren't the same income class as south Leawood.

Senior living will be the fastest growing segment of residential in the coming years.

One of the problems with current independent senior living communities is that they are usually set apart from the larger community, and not included in mixed use developments that have a grocery store and pharmacy on-site, as well as a variety of restaurants and services within walking distance. I think active seniors will flock to living options that include these things as well as things like movie theater, community center, college courses, health care and dental, physical rehab. services, chiropractor, hair salon, bookstores or a public library, dry cleaner, banking, postal services, nursing home care, and church spaces.

The same is true for many disabled people who live independently.

They would prefer nursing homes to be incorporated in these overall developments since they want to visit their friends, and have friends and neighbors be able to visit them when that time comes. The way we place nursing homes in our community also leaves a lot to be desired. They are not usually located where it's convenient for their friends and relatives to drop in regularly to visit them.

These are the things seniors worry about when the time comes when they can no longer drive themselves. They want services on-site within walking distance or on a bus route. They don't want to depend on someone to come take them places.

The development needs to provide an environment where sidewalks leading to these services have snow removal in the winter.

This reduces the isolation that a lot of seniors feel as they age.

Metcalf South is among the shopping centers that could be redeveloped with this in mind--as well as ones like The Landing Shopping Center, Metro North, Mission Gateway, and Antioch Shopping Center.

Public meetings to be held April 24 and 29 at Matt Ross center. Developer says mall is likely to be razed in favor of a project that "immediately boosts the surrounding area and stands the test of time."

I grabbed a mixed use aerial (Legacy Town Center in north Dallas) and plopped it on the site to get a sense of the possibilities. There are probably better examples, but this one came to mind as a developer friendly suburban example with similar regional conditions. Existing aerial on left. Scale is accurate.

Ninety Five West redeveloped like Mission Gateway but with 2 Big Box Anchors and 6 Junior Anchors. Main Event or Revolution Entertainment Center where BBP use to be. Behind Sears Sky Golf and also like a Residence Inn but in rooms to own. Also do,it like Orlando Fashion Square was redone but get places that are new to KC area or not in Johnson County yet.

This meeting is tonight. It will be interesting to see. I find it odd to have a meeting at all. It sounds like the developer is putting it on, but why? Do they really want to know that the public thinks? ..or are they getting "public participation" for a political advantage to do what they always do?

I would not be surprised if "public participation" is part of the permitting process.

There will be rezoning and replatting, and that always requires public participating

But this project is not to that stage yet. The mall just got bought and the design team was just brought on. This is being proposed as a "what does the community want us to build" meeting, not a "this is what we plan to do, what do you think?" meeting.

I have never seen a developer come to the community at this early of a stage. This could be a good sign they want to do something we all want to see, or a smoke and mirrors show to lead us to think they care what we want, but give us what they can throw out for a quick profit. It could be a dog & pony show for city leaders just before they ask for city for $$ for development costs.

True. At this stage it's more likely to be something along the lines of making sure that they're not going to spend a bunch of money and time proposing something that will be shot down in those later meetings. Good public participation shouldn't just be something that you do to check a couple of boxes. Ideally, you're checking in with the community at all steps, formally or informally, to make sure that you end up with something that the community wants on which you do not lose your shirt.

Have all those non-profits in the mall like that cat adoption place or the election office gotten eviction notices? Don't they get tax breaks for giving those places free or reduced rent? All the remaining for profits in that mall on long term or short term leases? Has the Glenwood art house gotten an eviction notice?

They explained at the meeting that all tenants except the theater got eviction notices. They are anxious to stop heating and cooling and fixing roof leaks in a dead mall. Sears owns their building. They said the only reason the mall has remained open is because Sears and Macys had covenants that required the mall to remain open.
