With the GG need thought a running list of p&l failures would be fun.....my opinion why they failed follows each.
Bice - bad food. Company issues
Famous Dave's - food sucked
Ragland road - bad management. Cash flow issues
Genghis grille - bad fit. Ownership obviously not urban minded
Peachtree - ownership fail
Chefburger - ownership fail
Vinino - cordish ran. Rebranded.
Teds - left market
Coffee/wine bar (forget name) - ownership
Very few if any would I point to lack of potential customers as primary reason for failure.

Well, it depends. Raglan Road was, I think, just way too big and had way too much overhead. Plus I'm sure they spent far too much money on their tenant finish. Genghis Grille... who would ever go to a place like that? Seriously? I can't think of anyone I know or any situation I've ever been in where someone was like, "Gee, I'm really in the mood for Genghis Grill." And if they did, they'd have been pointed at Genghis Khan anyway. 119th is exactly where that place belongs, and exactly where Famous Dave's belongs.
I don't know why it is, exactly, that shitty restaurants which can thrive elsewhere do poorly in the city, but it seems by and large to be the case.

Kinda what I referring at by cash flow issues for RR....too much expense given their demand....too big. I believe their Disney location is suffering the same problems.....maybe I made that up in my head.

Can we add the 7-10 empty storefronts to the list of failures? I don't understand Cordish's unwillingness to cut a sweatheart deal for some retailers West of Main. Empty storefronts, 3 years after being built does a lot more damage to the area's reputation than having a row of stores they make little or no profit from would.

No surprise GG closed. Like Famous Dave's, the food (especially the meat) tasted like it came out of a cryogenic package. If a restaurant isn't good, it closes. No surprise on this one.
OTOH, you got to wonder if there are too many restaurants downtown with that many P&L places not making it. Or the rent is too high? Non-P&L downtown restaurants with likely lower rent last much longer.

Mango Room replaced by Ingredient, no idea how they are doing but their sidewalk cafe gets good use with the nice weather.
There is still that "Green" dry cleaners.
I really worry about the Gelato/Cofee spot that took over Bice Cafe space.
