recommendations - someone to paint an old house, replace rotted boards/trim, etc

my house in hyde park needs some work on the exterior. 

it needs to be painted, weathered/rotted boards need to be restored or replaced, a couple of decorative (i think) wood trim pieces need to be replaced or added, etc.  it's a two-story house, so someone with a tall ladder and experience/expertise in these issues is needed.  the house isn't huge - around 13xx sq ft, but as i said it's two stories.

any recommendations for a reputable company that doesn't charge a ton?  do painting companies also do exterior board sanding/replacing/etc? 

will the expense of all this make me want to jump off a bridge?

i got a guy i work with that does trim replacing and painting. he does a hell of a good job too. and he does it all by hand. no sprayers. by himself. he will let you buy all the paint and wood if you choose and he just charges a flat rate. if you want i'll get his number and you can give him a call.

i think it might be too far into the season though to get started now.

I hired a carpenter a friend of mine recommended to install all new baseboards in my place -- which isn't an easy place to work on. He charged a flat rate that was exceptionally affordable in my view (around $300, I think) for an entire day's work -- and the work is excellent. I don't know if he would do the type of work you are looking for but he certainly has the skills.

I have an old neighbor who is a professional house painter.  He does good work and I think is reasonably priced.  I've seen his work on old victorians and queen anne's, so I know he is sensitive to the context of the house.  PM me for his phone number.

i do not have the time or expertise to do this myself.  also, it would not save me money in the long run once you factor in time, mistakes, and hospital bills.

Gotcha.  The most expensive part of the project will be the painter...HOWEVER, there a lot of Chuck's & Trucks (small time guys) who are starving right now.  It's a good time to buy, but I'd guess it'll have a total project cost of $4-8k.  Residential guys prices fluctuate...it'll probably all boil down to what his kids want for Christmas, Kwanza, etc.

My mom has a really good, cheap painter.  I'll pm you his number when I get it.  I am thinking of starting a moulding business (&), it's all I've done for a month now.  Going to be awesome though.

I had to have my toilets fixed a few weeks back.   I put an add out, had 30 responses.   All 3 were fixed by a small reno company for.....$45 total!   It was great, and they guys were really friendly.   The work was good and the toilets are doing great ever since.

Just make sure to take your listing down when you get yoru work done.  You'll get 10 emails/day for like a week straight if you don't.....

Dumb.  Many companies are now even posting job opportunities on Craigs, due to the extremely low cost of doing so.  I buy sports tix off Craigs all the time.  It's a legit service.

I did have a friend who scored like crazy on Craigs.  Some pretty decent looking gals, too, I was pretty surprised.  He'd just troll it, said divorcees and gals over 30 were easy targets.
