Seller's agent -- downtown
Hey forumers--
Does anyone have experience or recommendations on a listing agent specializing in the urban condo market?
I'm wanting to list my downtown home for sale and was considering contacting Boveri Realty. They seem to market themselves pretty good and may be more knowledgeable than the average agent who spends most of their time showing split levels in the suburbs.
I'm aware that Reece Nichols & Prudential (and maybe others) have set up shop within the past few years to cater to this market.
So, does anyone have good or bad things to say about any of them?
Thanks

Eric B. He works with the Shumate Group who did the Hotel Monroe. He's a forumer here under "KC Realtor" I believe. (not to "out" him or anything)
Mike Spady, works with that Coldwell Banker office down by the Town Topic on Baltimore I believe. He's got experience marketing urban properties as well.

My personal experience with Kitt (as an agent myself) is that she's hard to get to return phone calls. Just my experience.
Maureen Doolan with Realty Executives does a lot downtown (and lives here, too).

Re: Seller's agent -- downtown
Thanks for the responses so far, guys.
Though, I was thinking more of anyone's opinions or experience w/ those real estate companies that set up shop downtown as opposed to individual agents.
I was thinking they maybe worked as a team....jointly showing & marketing properties in the interest of their company earning the fee.
Maybe I've got their business model wrong and they still act primarily as individual agents who happen to share some office space & supplies...
I don't want anyone's character slandered on here!

Those downtown offices wouldn't operate any differently from any other real estate office. The only differences are in the individual agents and where they choose to hang their license. You can have excellent downtown agents who happen to office out of a RE/MAX office in the suburbs just as well as downtown. You're better off getting recommendations for individual agents than a particular office. Agents don't typically hang around their office gabbing about their listings. Find out how they market. Do they send out consistent email flyers to other agents? Will your home be featured on any sort of website? Honestly, your property will more than likely be sold by a buyer's agent. (I can count on one hand the listings I've listed and also found a buyer for - excepting my subdivision sales) You just want to make sure your selling agent is doing everything they can to market to other agents.

I'd recommend Shelly Doris. She earns her fees and knows her stuff. She was my buyer's agent, was a partner in a property management company and has been heavily involved with DNA. She knows the market.

That is because she has so many buyers calling her to purchase her listings. Good problem to have.Angel wrote: My personal experience with Kitt (as an agent myself) is that she's hard to get to return phone calls. Just my experience.

Still no excuse to never return another realtor's call about said listings. And I doubt she can't manage to return anyone's calls because her phone is flooded with buyers calling about her own personal listings. I WISH that were a problem realtors were having these days.Czar wrote: That is because she has so many buyers calling her to purchase her listings. Good problem to have.

we here at kcrag would really appreciate it if personal comments about specific individuals were limited to personal messages.

Re: Seller's agent -- downtown
Is this a new rule? Or just one for me? Or this just pertains to certain realtors? I guess I'm confused because talking about people (government officials, business owners, service providers) happens on this forum on a daily basis...whether the comments are good or bad. I'm talking about my experience with a particular person, and would have no problem giving my experience with anyone or anything else that gets brought up or is suggested. I thought that's what this place was for. My bad.chrizow wrote: we here at kcrag would really appreciate it if personal comments about specific individuals were limited to personal messages.

clarification: talking about public figures (the mayor, councilpersons, Cordish, etc) is probably fair game since they are in the spotlight. i appreciate your contributions about this particular real estate agent, but perhaps they would be better suited for private messages because the information you are giving is "insider" information. think about if someone who dealt with you in the real estate context came here and was saying negative things about you (whether true or not). obviously some personal stuff is posted on this board, but one agent saying another agent is unprofessional is probably outside the scope of this board. just my $.02. carry on.Angel wrote: Is this a new rule? Re: Seller's agent -- downtown
I'd argue that Angel's comments are speaking more about professional conduct and not personal issues. After all, it is directly related to her performance as a real estate agent, which is what is being discussed here. As someone that provides a service to the public, I don't see how a negative review of her is any different than a bad restaurant review.chrizow wrote: clarification: talking about public figures (the mayor, councilpersons, Cordish, etc) is probably fair game since they are in the spotlight. i appreciate your contributions about this particular real estate agent, but perhaps they would be better suited for private messages because the information you are giving is "insider" information. think about if someone who dealt with you in the real estate context came here and was saying negative things about you (whether true or not). obviously some personal stuff is posted on this board, but one agent saying another agent is unprofessional is probably outside the scope of this board. just my $.02. carry on.

Re: Seller's agent -- downtown
thanks to everyone who offered their opinions.
I contacted Shelly Doris (thanks Staubio!) and hopefully will have my place listed soon.
Small world, though. Her name seemed very familiar and it turns out she used to run a property management company, 4 Point Associates, that managed the building I live in. The company was bought out by The Neighborhood Group (our current building management), and I think Shelly is working for them. I had gotten emails from Shelly in the past about building issues and HOA statements, and I think I even meet her at an HOA meeting when we first switched management to 4 Point. She probably knows more about the building than I do!

Re: Seller's agent -- downtown
and sorry for starting a potentially yucky thread... I had thought those downtown "loft and condo specialist" offices were a different animal than traditional solo agents.
I think this thread is concluded...

Re: Seller's agent -- downtown
not a yucky thread at all. i think this is a huge question for potential buyers/sellers of downtown real estate. buying/selling real estate seems like such a daunting maze. any additional comments would be appreciated (by myself and others i am sure).

I have been very unimpressed with Shelly's work with 4 Points & The Neighborhood Group. Very slow to respond to calls and emails.Critical_Mass wrote: thanks to everyone who offered their opinions.
