developer tom leavitt -- known more for crossroads properties -- is working on what appears to be the entire block of main street between 37th and 38th streets. there are two ordinances (080056 and 080057) in front of the planning and zoning committee this week. PIEA has already approved the projects. you may recognize the area for the now-demolished big bay car wash, the shell station, the low-cost spay/neuter building, and the sidekicks/buddies enclave.
affected addresses are:
3700 main (surface lot?)
3710 main (aka "Goodenow Building", on the Nat'l Historic Register)
3737-3739 and 3741-3743 main (aka "Kuehne-Schmidt-Edrington Triplexes", also on Nat'l Historic Register)
3745 main (former "Big Bay Car Wash"?)
known business currently on this block:
sidekicks (3707 main)
buddies (3715 main)
missouri title loans (3731 main)
shell station (3742 main)
anyone know more?

Both sides of street? Would go a long way to cleaning up this stretch, now that the Hawthorne will be renovated.

Damn, I wanted to get in on that block of midtown in the near future. Oh well, there is plenty of midtown to renovate/restore/develop

yes, it appears both sides are part of the project. i'm curious to know if the other property owners are planning improvements. leavitt does not own the properties that house the other businesses i listed. i'd love to see that title loan place leveled!moderne wrote: Both sides of street? indeed, the hawthorne is finally moving forward and the naughty but nice store will be leveled for a parking garage. hopefully light rail will get approved in the next year or so and that stretch will really take off since no other options have been discussed for routing it between 47th and 29th.

Leavitt moves fast, so don't blink or you'll miss it! Maybe we'll also get a sign/billboard there, masquerading as art.

Damn! First Ray's and now Naughty but Nice? I am gonna have to burn fossil fuels and drive to the suburbs for porn??? That porn shop is one of few businesses on that block keeping their facade looking half-away presentable.DaveKCMO wrote: indeed, the hawthorne is finally moving forward and the naughty but nice store will be leveled for a parking garage.

Dave, if you want more detailed information call Dianne or Danielle at MainCor. We saw some of the plans and renderings for this stuff last semester when my class was working on the Main Street 2030 plan, but I can't recall much of the specifics other than the Hawthorne renovation and parking structure.

thanks! for such a highly visible stretch it seems like there should be more press about it.Burton wrote: Dave, if you want more detailed information call Dianne or Danielle at MainCor.
