the limit for urban projects is $25 million, plus a statewide limit of $50 million. it will NOT cover 80% of the cost of a new bridge. it's a long shot since they don't even have a preferred alternative (or list of options, per the PEL process).

complicating things further is the riverfront streetcar will also apply. with a total cost of $30 million, it's much more digestible for the TIGER program. it remains to be see whether the trump administration -- who has final sign off on the selected projects -- will fund transit projects via TIGER.

so did they say wait until 2028 to even start? Seems we have to get a master plan together now we can properly place the new Buck bridge.

No I think he meant wait until 2028 to decommission the north loop for commercial development. The other incremental improvements will be implemented (hopefully) "in the interim" including building a new Buck O'Neil Bridge.

Correct. Please read the report. It’s a very good reminder that we need to prioritize the big projects and that our office market isn’t hot enough yet.

Read the presentation linked a couple times. It Stillwater want clear how to handle a new bridge in the shorter term and make sure it fits in with any north loop plans.

Even if the land can't be used immediately for redevelopment, what is the harm of decommissioning as part of the new bridge and 9 highway to grade?

removing the freeway and preparing the land for redevelopment -- as office or residential -- is too high for the current market. you'd need a very large subsidy (see slides 91-92) to counter that right now (market office rates would need to be $38.40/sf instead of $16-19 now).

there's no point in decommissioning the freeway unless you immediately plan to remove and redevelop it. the big lesson from this exercise was that we need to prioritize this project. starting a downtown master plan now would tell us how to methodically prepare for it.
