Best places to live in North KC??????

It is looking more and more like the wife and I will be looking to move to the Northland in about 3 years or so...Are there any areas that you guys would suggest to just start looking around at right now? Maybe some BRAND new developments that will be filling up in about 3 years?

I would like to keep near or west of I-29 I would imagine...

Anywhere within about 45 minutes of St. Joe would work though..

I like St. Joseph. Have you actually explored the city? Anyhow, there's a ton of development along I-29 as far as retail and housing.

Liberty. Not west of 29, but 291 to 435 to 29 to St. Joe is a 40 minute trip. Great schools, great neighborhoods, great community center (gym, pools, etc) and several new developments.

St. Joe is fine as long as you don't like to do anything....like go to a variety of decent restaurants...It's either steakhouse, Applebee's, Red Lobster, or fast food. That's it.

There is not a decent sports bar in the whole town. Went to Legend's last night, and it is ok, I guess.

We live about 3/4 mile off of I-29, near the new Loves.

I think the town could be a lot better if the attitude of the people would change...

This place is still stuck about 15 years behind the rest of the world. The people, for the most part, are uneducated, and think the world owes them something. Coming from Lawrence was not a good idea.

I guess you'd recognize it more if you moved there. I'm only there to visit the many museums and the tight ass casino. I've been to the mall a couple of times, and have eaten at some restaurant/bar downtown, the casino buffet, and at Carlos O'Kelly's. There is suppose to be some restaurant in a historical home up there I want to try.

We have not tried the museums out...We usually get out of town when possible. There is a good Cajun restaurant downtown..

The biggest disappointement to me is the rudeness of the people and the lack of a good place to go watch a game if you want to. I loved all the good sports bar and grills in Lawrence.

Yeah, we plan to try those out this spring/summer if we are looking for stuff to do on the the weekends....

We actually looked into getting married at the Twin Spires...That place is cool.

You seem to know a lot about St. Joe....? Did you grow up here or something?

Anywhere north of the river is within 45 minutes of St. Joe. I suggest you look into developments going up along 152 between I-29 and I-35. This would include at N Oak, N Brighton and Shoal Creek Pkwy. Stay away from the 152/I-29 and 152/I-35 areas. The traffic is too much of a headache and it's only going to get worse in those spots. If you want to be near I-29 because of access to St. Joe, I suggest looking further east because you still have incredibly easy access to I-29 if you live anywhere near 152. West of I-29 there's really not much out there and you'd have to go through that nightmarish intersection at Barry and I-29 to go anywhere.

Anywhere off I29 and off MO 45 is great. Parkville. Lots of newer subdivisions, etc.-Property values are going up though.

We live in Monticello which is across from Riss Lake. We have everything we need within a mile or a mile and a half from us.

Groceries, banking, vet, PO, cleaners, drugstores, gas, nurseries, beauty shops, gym, schools, you name it. Park Hill schools.

We are 12 miles door to door from the airport, about the same from hubby's office DT, 17 miles from Liberty, a little more to JOCO, but we go there so seldom, we don't care.

Anyone who is talking about nightmarish traffic at I29 and 152 really needs to come live here. I would a lot rather go there than anywhere in JOCO on a Saturday. Granted, there is a bottleneck at that intersection, but there is not the general nastiness of say Metcalf anywhere in the Northland.

Liberty does have good schools. Great schools, but I don't think I'd like living there. The lifestyle isn't quite what we like. I am in Liberty at least twice a week and I know what I'm speaking of.

Platte City is up and coming too. Lots of good places up there if you don't mind being so far out.

A couple of our neighbors work in ST. Joe. They love living so close.

If you want something brand new, AND something along I-29, be prepared for spending a lot of money. Platte County is passing Johnson County in the median price of new homes, it's up around $300,000 now. Virtually all new housing in Platte County is geared toward the luxury market, just to give you a heads up if that isn't your demographic.

152 Hwy gives you good access to I-29 from Clay County, where the prices are very reasonable. You'll get a lot more house for the same money than in Platte County. Shoal Creek Valley and Rennaisance are two of the big new developments along 152. Both will have a range of housing types and prices, plus stores and businesses mixed in.

I would imagine if we were moving tomorrow, we would be looking in the Parkville area....

I like that it is further west...I don't want to get too far east, as I make a lot of trips to Manhattan on weeknights, and that just adds.

I would probably move to a loft if the wife would go for it, but that isn't gonna happen!

No it is not. There are plenty of lower priced new homes in Platte County.

From a quick search at Reece and Nichols, only 2% (5 out of 240) of brand new homes for sale are under $150,000, all in Platte City. Meanwhile, 70% are over $200,000 (170 out of 240).

If I had to guess, when we move, assuming I keep my current job, and the wife is a Full Time nurse, we will be looking in the 200-300K range...but who knows...

I want about 2500-3000 Sq. Ft. and a 3 car...I think.

That may well be true, but you said the MEDIAN price of new was $300k which is not true.

Where are the other 28% priced?

You won't get much in a new home for under $150k any more.

But between $150k and $200k, I'm sure there are some nice offerings.

Since you're looking at the 200-300K range, yeah I'd suggest looking down near Parkville. But don't ignore areas further east just because of access to access to St Joe and Manhattan, because with the easy access to 152, it only adds about 5-10 minutes to your trip if you live in Clay County.

The intersection at Barry and I-29 isn't as bad as JOCO right now, but it's only going to get worse. It's already to the point where it's common to sit at a stop light and not get through on the first cycle. And this is without Zona Rosa being open.

EDIT: Now that they've opened up a coulple of new interchanges along 152 near this area, it may not be as bad. I was up there in December and it seemed better than it was during the summer, but I still wouldn't want to put up with it every day. It's still hell compared to areas further east where traffic is very light.

Anywhere along I-29. Itâ€™s just a great area. Great topography, great retail, great roads, close to Downtown and KCI and JoCo, you have more bridge choices etc. I know the I-35 corridor is booming, but that area still just seems like Cass County or something. Itâ€™s changing fast though with Shoal Creek etc and you might be able to make more money on your home over there as prices are not as high yet.

That's a great point. I know some folks who bought at Woodneath farms about 5 years ago who sold this past summer and made over $60k on their house.

I see absolutely no difference trafficwise in the intersection of I29 and Barry or the intersection of I35 and 152. Both are heavy traffic. Both have a lot of unbridled development in the areas and both are growing nastily.

I live in Parkville and go to Liberty several times a week. Neither intersection is that bad except at rush hours and there are so many ways to avoid them that it really isn't a problem.
