If you want to live near downtown, and in Pendleton Heights, and don't like old Victorian-era houses, you might be interested in this airy modern ranch-style home. It's not listed yet, but will be soon. Eric Bellamaganya is the realtor -- 816-529-7171. The address is 209 Olive. It also one of two houses I know of in Pendleton Heights that has a in-ground swimming pool. The house doesn't appear to need any significant renovations done either. It's a block from North Terrace Park.

Looks like they added a few more photos.

It's a nice house overall. One might need to do some repainting and replace the wallpaper in baths and a couple of bedrooms. But overall, in good condition. It's also pretty rare to find a home swimming pool so close to downtown.

Awkward kitchen flooring. Hate bathroom vessel sinks. Always water splashed out onto countertop below and no way to swish it back in with hand.

I thought this social media + real estate page is interesting. It allows buyers to express interest in a house not for sale or sellers to put a house "out there" before they actually list it for sale. This is a map of people expressing interest. Not much in the 'burbs or east of Troost (no surprise). These tend to be single family hunters, so Midtown gets fewer "hearts". This seems to mimic the hottest locations for the single family market.
