I received that as well. I work in their defined downtown area, but don't live there - I live in midtown. I don't think they're really wanting my opinion.
If it doesn't have street-level retail, it's an abortion.

I would still like a bookstore, office supply/electronics, more clothing, and fast food/quick/cheap options.

...and the amenities need to be clustered together (i.e. bank, retail, retail, restaurant, service, restaurant, retail).

I would love these things as well, especially the first three. But with that being said, are there enough people in the area to support such things?
